A By-law to amend the zoning provisions which apply to the lands within East
Part Lot 1, Concession 13, RP 51R-2773 Part 2 (Former Geographic Township
of Oro), Township of Oro-Medonte, 32 Greenwood Avenue
Whereas the Council of the Corporation of the Township of Oro-Medonte is
empowered to pass By-laws to regulate the use of land pursuant to Section 34 of
the Planning Act, R.S.O. 1990, c.P.13;
And Whereas Section 16 (3) a) of the Planning Act states "an official plan shall
contain policies that authorize the use of a second residential unit by authorizing, b)
the use of a residential unit in a building or structure ancillary to a detached house.
And Whereas Council deems it appropriate to rezone the subject lands, in
accordance with Section C2 of the Official Plan;
Now Therefore the Council of the Township of Oro-Medonte hereby enacts as
follows:
Schedule 'A18' to Zoning By-law 97-95, as amended, is hereby further amended
by changing the zone symbol applying to a portion of the lands located in East
Part Lot 1, Concession 13, RP 51 R-2773 Part 2 (Former Geographic Township
of Oro), Township of Oro-Medonte, 32 Greenwood Avenue from the
Agricultural/Rural (A/RU) Zone to the Agricultural/Rural Exception 291 (A/RU-
291) Zone as shown on Schedule 'A' attached hereto and forming part of this By-
law.
2. Section 7 — Exceptions of Zoning By-law 97-95 as amended is hereby further
amended by adding the following site specific provisions on the lands being East
Part Lot 1, Concession 13, RP 51 R-2773 Part 2 (Former Geographic Township
of Oro), Township of Oro-Medonte, 32 Greenwood Avenue:
"7.291 *291 — East Part of Lot 1, Concession 13 (Former Township of Oro) [By-
law No. 2018-097]
Notwithstanding any other provision in this By-law, the following uses and
provisions apply to the lands denoted by the symbol *291 on the schedules to this
By-law:
Notwithstanding Section 5.4, an accessory apartment dwelling unit shall be
permitted subject to the following:
a) Only one accessory apartment dwelling unit is permitted on the lot.
b) The accessory apartment dwelling unit shall be permitted in an accessory
building.
c) The accessory apartment dwelling unit shall have a maximum floor area of
120 square metres.
d) The accessory building shall have a maximum floor area of 240 square
metres; and shall also have a carport of a maximum of 40 square metres, a
deck of a maximum of 36 square metres, and a covered porch over a portion
of the deck of a maximum of 15 square metres.
e) The accessory building shall have a maximum height of 7.5 metres.
f) The minimum lot size shall be the lot size as existed on the date of passing
of this By-law".

3. This By-law shall come into effect upon the date of passage hereof, subject to
the provisions of the Planning Act, as amended.
