This By-law will re-zone a parcel of land in Hillsdale from
General Residential (RI) to General Commercial Exception
(CI-2) to permit an accessory residence in addition to the
commercial uses permitted under the General Commercial (Cl)
Zone.The subject lot lies at the southwest corner of Hwy. 93
and Albert st. in the police village of Hillsdale.
The property is bounded on the north and east by public
streets and on the west and south by other properties which
are zoned General Commercial (Cl). The intended use of the
property by the present owner is for his custom workshop and
repair businessr Trillium studios, which is presently located
one block further south on Hwy. 93. The proposed re-zoning
would allow the continued residential use of the existing
single family dwelling as an accessory use to the proposed
commercial use.
This zoning By law conforms with the Official plan for the
Township of Medonte Planning Area which was approved by the
Ministry of Housing on February 8r 1980.
Location of Lands Affected
A portion of Concession I, Lot 56r being part of Lot 2, plan
203, in the Township of Medonte as shown on the attached
schedule "A".

A By-law to amend zoning By-law Number 82-25 as amended.
THE COUNCIL of the Corporation of the Township of Medonte
under section 34 of the Planning Actr S.O. 1983r c.l, as amendedr
ENACTS as follows:

1. By-law 82-25 as amended, being the Township of Medonte zoning
By-law, is hereby further amended by changing the area on Schedule
"A"r Map "5" to By-law 82-25 as shown on Schedule "A" attached to
this By-lawr from General Residential (Rl) to General Commercial
Exception (Cl-2).
2. Subsection 2.21r Zone Exceptions, of By-law 82-25 as amendedr
is hereby further amended by adding Subsection 2.21.23 as follows:

"2.21.23 Cl-2
The lands in Lot 56r Concession I, shown as Cl-2 on
Schedule "A", Map "5", which are described as Part of Lot 2r
Plan 203r may also be used for a single family detached
dwelling as an accessory use to the permitted commercial
uses.
The Zone Regulations of subsection 2.6.3 General
Commercial (Cl) Zone shall apply save and except for the
following:
1. The minimum lot frontage shall be 26 metres.
2. The minimum lot area shall be 1800 square
metres.
3. The minimum exterior side yard for an accessory
residence shall be 3.3 metres.
4. The minimum interior side yard for an accessory
residence shall be 1.5 metres.

5. The minimum gross floor area for an accessory
residence shall be 83 square metres.
6. The required parking spaces for the accessory
residence shall be clearly defined and
separate from the required parking spaces
for the commercial use.
7. The provisions of Section 3 shall apply.

3. Schedule "A" attached hereto forms part of this By-law.
4. This By-law shall take effect and shall come into force
pursuant to the provisions of and regulations made under the
Planning Act.
