1993-005 Medonte ~HE CORPORATION OF THE TOWNSHIP OF MEDONTE En-LAW NO. 1993- 05 e A By-law to amend Zoning By-law No. 1990-22 WHEREAS the Council of the Corporation of the Township of Medonte enacted Zoning By-law No. 1990-22, as amended; AND WHEREAS the Planning Act, R.S.O. 1990, Ch. P.13, Section 34, gives the authority for the council of a local municipality to pass by-laws to amend the zoning by-law; NOW THEREFORE the Council of the Corporation of the Township of Medonte enacts as follows: e That Schedule A, Map 2, forming part of Zoning By-law No. 1990-22, as amended, is hereby further amended by rezoning the lands in part of Lot 56, Concession 1, shown on Schedule A attached, from the General Commercial (Cl) Zone to the General Commercial Exception (Cl-S) Zone, and that Schedule A attached forms part of this By-law. 2. That a new subsection C1-5 is hereby added to Subsection 2.6.4 tlC1 Zone Exceptions" of Zoning By-law No. 1990-22 following Cl-4: 1. "Cl-5 (Lot 56, Concession 1) Notwithstanding any other provision of this By-law, the lands in Lot 56, Concession 1, shown as Cl.S on Schedule A, Map 2, shall be restricted to the following uses: a motor vehicle sales outlet, including outside sale and display of motor vehicles, and a motor vehicle body shop. The lands shall have a minimum lot frontage of 31 metres, a minimum lot area of 1030 square metres, a minimum front yard of .73 metres, a minimum exterior side yard of 1.9 metres, a maxim~ ground floor area of 210 squares metres, and a maximum commercial gross floor area of 273 square metres. No accessory buildings shall be permitted. e No planting strip shall be required along the westerly (rear) and northerly lot lines where a tight board fence with a minimum height of 1.8 metres has been erected and maintained. The outside display and sales area and the required loading and parking spaces may be located in the interior side and rear yards up to the interior side and rear lot lines abutting a Residential Zone. The lands between the building and Mill St. and between the bUilding and Hwy. No. 93 shall be maintained as landscaped open space except where interrupted by driveways and access ramps, and a landscaped planting strip 1.5 metres wide shall be provided between Hwy. NO. 93 and the motor vehicle display and sales area, including a post and chain barrier along the frontage of the display and sales area. The~e areas shall constitute the required landscaped open space. e r A minimum of. four ( 4 ) parking spaces and one ( 1) loading space shall be required. The driveway access from Hwy. No. 93 may be located a minimum of 11.5 metres from the intersection of the street lines of Mill St. and Hwy. No. 93. In all other respects, the provisions of the General Commercial (C1) Zone shall apply.- 3. That this By-law shall take effect and shall come into force pursuant to the provisions of and Requlations made under the Planning Act. e e Read a first time this 25th day of January , 1993.
