1985-010 Medonte APPENDIX "A" TO THE APPLICATION FOR APPROVAL OF BY-LAW NO. 85-10 Purpose of this By-law . To re-zone lands in the Horseshoe Valley area from Private Open Space (OS2) to General Residential Exception (Rl-6) to permit the development of a maximum of 250 year round single family condominium dwellings. These dwellings will be designed to look like attached townhouses with upper and lower units and will have a maximum building height of eleven (11) metres from the finished grade. This zoning by-law conforms with Amendment No. 4 to the Official Plan for the TQwnship of Medonte Planning Area which was approved by the Ministry of Municipal Affairs and Housing on December 19, 1984. . Location of Lands Affected A portion of Concession IV, Lots 1 and 2 in the Township of Medonte as shown on the attached Schedule "A". TOWNSH'IP' OF MEDONTE BY-LAW NUMBER 85-10 A By-law to amend Zoning By-law Number 82-25 as amended. THE COUNCIL of the Corporation of the Township of Medonte under Section 34 of the Planning Act, 1983, S.O. 1983, c.l, as amended, ENACTS as follows: 1. By-law 82-25 as amended, being the Township of Medonte Zoning By-law, is hereby further amended by changing the area on Schedule nAn, Map "In to By-law 82-25 as shown on Schedule nA" attached to this By-law, from Private 'Open Space (OS2) to General Residential Exception (Rl-6) . 2. Subsection 7.21, Zone Exceptions, of By-law 82-25 as amended, is hereby further amended by adding Subsection 2.21.21 as follows: 2.21.21 Rl-6 The lands in Lots 1 and 2,. .Concession IV, shown as Rl-6 on ,Schedule "A",' Map "1", may be used only as single family condominium dwellings and private open space. The Zone Regulations of Subsection 2.1.3 General Residential (Rl) Zone shall apply save and except for the following: 1. The minimum gross floor area requirement per dwelling unit. shall be as follows: Bachelor dwelling unit Dwelling u~it containing 1 bedroom Dwelling unit containing 2 bedrooms Dwelling unit containing 3 bedrooms Dwelling unit containing more than 3 bedrooms 50 75 95 110 2 m 2 m 2 m 2 m 2 110 m plus an 2 additional 10 m for each bedroom in excess of 3 2. The minimum yard requirement shall be 7.5 metres from any lot line. 3. The maximum number of dwelling units permitted within this zone shall be 250. . . I . , - 2 - 4. Notwithstanding the provisions of Section 3.6, Frontage on a Public Street, no person shall erect any building or structure on a lot in an Rl-6 Zone that does not front on an open public street or access route, maintained to Municipal standards of construction. For the purpose of this By-law, "access route" shall mean a parcel of land used as a road which is constructed to standards set by the municipality, is designed to accommodate vehicular traffic and is not owned or maintained by the municipal, county, provincial_or federal governments. 5. Notwithstanding the provisions of Section 3.20, Parking Provisions, all aisles providing vehicular access to parking spaces required under this By- law in an Rl-6 Zone shall have a minimum width of six (6) metres. 3. Schedule "A" attached hereto forms part of this By-law. 4. This By-law shall come into force and take effect pursuant to the provisions of and regulations made under the Planning Act, 1983, as amended.
