ON A PROPOSED PLAN OF SUBDIVISION
IN THE TOWNSHIP OF ORO-MEDONTE
2004-SUB-02
TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Monday July 19, 2004 at 7:00 p.m. in the Municipal Council Chambers. The purpose of the
public meeting is to obtain public comments on a proposed plan of subdivision under Section 51 of the
Planning Act, RS.O. 1990 c. P. 13.
A KEY MAP illustrating the location of the lands subject to the application for plan of subdivision is provided
below. A copy of the proposed plan of subdivision drawing is also attached for review.
TAKE NOTICE that the Township of Oro-Medonte has received an application for a Plan of Subdivision
for Concession 9. North Part of Lot 15, (formerly within the Township of Medonte). The proposed Plan
of Subdivision would include 22 residential lots with lot areas ranging from 0.4 acres (1641 square
metres) to over 0.5 acres (2000 square metres). These lands are designated Rural Settlement Area
within Moonstone in the Township's Official Plan and are intended to be serviced by private septic
systems and connected to the existing municipal water supply system. The subject property is also
subject to a proposed Zoning By-law Amendment application (Township File P-138/02) that is currently
before the Ontario Municipal Board (Case # PL031067, File # Z030159).
ANY PERSON may attend the public meeting and/or make written or verbal representation either in
support of or in opposition to the proposed Plan. If a person or public body that files an appeal of a
decision of the Township of Oro-Medonte in respect of the proposed Plan of Subdivision does not make
oral submission at the public meeting or make written submissions to the Township before the proposed
Plan of Subdivision is approved, the Ontario Municipal Board may dismiss all or part of the appeal.

Thank for circulating a copy of the above-noted subdivision application to this
office review. The draft plan proposes 22 lots for single family detaehed dwelling
units on piped munieipal water and individual on-site septie systems.
Elementary pupils who may reside in this subdivision may attend Moonstone
Elementary Sehool and seeondary pupils may attend Orillia Park Street Collegiate.
Planning staff have no objections LO this develapnænt bm request that the following standard
conditions be ineorporated into the Conditions of Draft Plan Approval:
That the owner agrees to include in all offers ofpurehase and sale a statement that advises
the prospeetive purchaser that the public schools on designated sites in the community are
not guaranteed. Attendance at schools in the area yet to be constructed is also not
guaranteed. Pupils maybe aceommodated in temporary faeilities and/or be directed to
sehools outside of the area.
That the owner agree to include in all offers of purchase and sale a statement that advises
the prospective purchaser that school busses will not enter cuI de sacs and pick up points
will generally be located on through streets convenient to the Board. Additional pick up
points will not be located within the subdivision until major construction activity has been
completed.
