THE CORPORATION OF THE TOWNSHIP OF ORO BY-LAW NO. 90-130 A By-Law to increase the minimum lot size for all new single family dwelling lots to 2023.5 square metres and increase the minimum lot size for all new semi-detached or duplex dwelling lots to 3035 square metres within the Township of Oro. WHEREAS Zoning By-Law No. 1031 was enacted to regulate the use of land and the character, location and use of buildings and structures within the Township of Oro; AND WHEREAS the Council of the Corporation of the Township of Oro deems it desirable to further amend By-law 1031, as amended; AND WHEREAS authority is granted pursuant to Section 34 of the Planning Act, 1983, to the Council of the Corporation of the Township of Oro to exercise such powers. NOW THEREFORE the Council of the corporation of the Township of Oro enacts as follows: 1. section 6.2 Rural (RU) Zone, subsection 6.2.27(b) Minimum lot area is hereby amended by deleting "1850 square metres" and replacing it with "2023.5 square metres." 2. Section 7.2 General Residential (RG) Zone, subsection 7.2.2(a) and (b) are hereby deleted in their entirety and replaced with the following: (a) For a Single Familv Dwelling (i) Minimum Lot Frontage 30 metres (ii) Minimum Lot Area 2023.5 sq. m. (iii) Minimum Lot Depth 45 metres (iv) Maximum Lot Coverage 25% (v) Minimum Front Yard 9 metres (vi) Minimum Side Yard: a) Interior 3 metres b) Exterior 4.5 metres (vii) Minimum Rear Yard 8 metres (viii) Maximum Building Height 11 metres (ix) Minimum Floor Area: a) 1 storey 90 sq. metres b) 1 1/2 storey 140 sq. metres c) 2 storey 150 sq. metres Notwithstanding the above where a dwelling or an interior lot has no attached garage or carport the minimum side yard on one side shall be 6 metres. (b) For a Semi-Detached Dwellinq or Duplex (i) Minimum Lot Frontage 45 metres (ii) Minimum Lot Area 3035 sq. m. (iii) Minimum Lot Depth 45 metres .. (iv) Maximum Lot Coverage 25% (v) Minimum Front Yard 9 metres (vi) Minimum Side Yard: a) Interior 4.5 metres b) Exterior 9 metres I 'I (vii) Minimum Rear Yard 8 metres I I, (viii) Maximum Building Height 11 metres (ix) Minimum Floor Area: II a) 1 storey 90 sq. metres II b) 1 1/2 storey 140 sq. metres , c) 2 storey 150 sq. metres I II < I~ ~. - t I I II II I II II .. n Ii It I I -2- Notwithstanding the above, in a semi-detached dwelling no side yard is required on the side where the common wall of each unit joins. 3. Section 7.3 Resort Residential (RR) Zone, subsection 7.3.2(b) Minimum Lot Area is hereby amended by deleting the words "1850 square metres" and replacing them with "2023.5 square metres". 4. Section 7.5 Shoreline Residential (SR) Zone, subsection 7.5.2(b) Minimum Lot area is hereby amended by deleting "1850 square metres" and replacing it with "2023.5 square metres" . II II I 5. This By-law shall take effect and come into force pursuant to the provisions of and regulations made under the Planning Act, 1983. READ a first and second time this 19th day of November, 1990 READ a third time and finally passed this 19th day of November, 1990.
