Take notice that the Township of Oro-Medonte deemed the following applications to be "Complete Applications" pursuant to the Planning Act on the 29th day of September, 2022. Take notice that the Development Services Committee of the Township of Oro-Medonte will hold a livestreamed Public Meeting on November 2, 2022 at 5:30 p.m. The purpose of the Public Meeting is to obtain public comments on a proposed Draft Plan of Subdivision and Amendments to the Official Plan and Zoning By-law. The subject lands are located at 3555 Penetanguishene Road, 3507 Penetanguishene Road, 3465 Penetanguishene Road, 3469 Penetanguishene Road, 1990 Horseshoe Valley Road West and 1922 Horseshoe Valley Road West and are described as Part of Lots 11, 12, 13, 18 and 19, and all of Lots 20, 21, 22, 23, 24, 25, 26, 27, 28, 31, 32, 33, and 34, and part of Craig Street and Part of First Street Registered Plan 91 and Part of Lot 41 and 42 Concession 1 and Part of the South Half Lot 42 Concession 1, Township of Oro-Medonte (formerly Medonte, County of Simcoe). A key map illustrating the location of the subject lands is included with this notice. The purpose of Application 2022-SUB-06 is to consider a proposal for a redline revision to a Draft Plan Approved Subdivision and is proposing 340 single detached residential lots, 60 semi- detached residential lots, a school block, parkland blocks, environmental protection areas, and a number of servicing and a stormwater management blocks. A copy of the applicants Draft Plan of Subdivision outlining the additional lands and proposed "redline" revisions is included with this notice. The purpose of the Application for Official Plan Amendment is to consider a proposal to amend the Official Plan by re -designating portions of the lands from 'Living Area" to "Community Use" and also to re -designate portions of the lands from "Community Use" to Living Area" to reflect the proposed changes to the location of the School and Park Blocks within the development. The approval authority for Township of Oro-Medonte Official Plan Amendments is the County of Simcoe. A copy of the applicant's proposed Township Official Plan Amendment schedule is included with this notice. The purpose of the Application for Zoning By -Law Amendment is to consider a proposal to amend Zoning By-law No. 97-95, as amended, by rezoning various portions of the subject lands to reflect the changes to the draft plan and the inclusion of the three additional parcels recently acquired. Proposed Schedules "A", "B", and "C" included with this notice detail the specific locations and zoning amendments being proposed. The Zoning By-law Amendment also proposes a Residential Exception zone to reflect the proposed changes in the form of housing and lot type being proposed. A copy of the applicant's proposed Zoning By-law Amendment schedules are included with this notice. The purpose and effect of the proposed amendments to the Township of Oro-Medonte Official Plan and Comprehensive Zoning By-law 97-95 and redline revision to the Draft Plan of Subdivision are for the purposes of inclusion of three recently acquired properties into the development, to adjust the road pattern based on the land acquisitions, to adjust the number and types of lots being proposed, and to re -locate the park and school blocks. Any person may attend the public meeting and/or make written or verbal representation either in support of, or in opposition to, the proposed Official Plan Amendment and/or the proposed Zoning By-law Amendment and/or the proposed Draft Plan of Subdivision (redline revision). Written comments by any person unable to attend the meeting should be mailed/faxed/e- mailed to the Director, Development Services, The Corporation of the Township of Oro- Medonte, to be received by no later than 12:00 p.m. noon on November 2, 2022. If a person or public body does not make oral submissions at the public meeting or make written submissions to the Director, Development Services, The Corporation of the Township of Oro-Medonte before the proposed Official Plan Amendment, proposed Zoning By-law Amendment is passed or refused and/or before the Draft Plan of Subdivision is approved or refused, the person or public body is not entitled to appeal the decision of the Council of the Township of Oro-Medonte to the Ontario Land Tribunal and may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
