Mayor Ian Beard chaired the meeting.
Mayor Ian Beard opened the meeting by explaining to those
present that this Public Meeting was to receive public comments
with respect to a proposed Zoning By-Law Amendment, under
provisions of sections 34, of the Planning Act. The applicant
has applied to rezone certain lands, Lot 49 of Plan 807, Part 1
of 51R-10460, Concession 6 formerly (Oro) from seasonal
residential use to a permanent residential use to permit
permanent residential use.
To date, the Council of the Corporation of the Township of Oro-
Medonte have not made a decision on this application, other than
proceeding to this Public Meeting. Only after comments are
received from the Public, requested agencies and Township Staff,
within the appropriate time period, will Council make a decision
on this application.
Notice of the Public Meeting was mailed out on February 15,
1996, to all property owners within 400 feet of the subject
lands.

Mayor Beard then asked the Clerk if there had been any
correspondence received on this matter. The Clerk responded by
indicating that correspondence had been received from the Simcoe
county District Health unit indicating they were not opposed to
the application.
The Mayor then stated that those persons present would be
afforded the opportunity of asking questions with respect to the
proposed Amendment. He then turned the meeting over to the
Development Co-ordinator, Mrs. Andria Leigh, to explain the
purpose and effect of the proposed Zoning By-Law Amendment.

Thank you Mr. Mayor. As the Mayor has indicated, the subject
property is located at Lot 49, Plan 807, Concession 6, Part 1 on
Reference Plan 51R-10460 in the former Township of Oro. The
subject property has a split zoning whereby the front portion of
the property is zoned Shoreline Residential and the rear portion
of the property is zoned Natural Area. The proposed rezoning
would only amend the Shoreline Residential zone to the General
Residential zone subject to the approval by the Health unit.
The Natural Area zoning on the rear of the property would remain
in effect. As indicated, we received favourable comments from
the Health unit on February 29th, 1996 with their only concern
being that the parcel remain as one. For the benefit of Council
and members of the public, this is in fact the case at this
point and time. The rear portion of the property being the
Reference Plan, Part 1 was added to Lot 49, Plan 807 in the late
80's and was registered on title as one property.
The purpose of tonight's meeting is to allow Council to obtain
public comments on the proposed rezoning prior to making a final
decision. Thank you Mr. Mayor.

Okay, are there any questions from those here present on this
particular rezoning? Council members do you have any questions
on this? councillor Craig.
councillor craig:
Through you Mr. Mayor to Andria. The Health unit comments about
the Part 1 and Part 2 of the property and both going together,
is that something that is going to happen?
Andria Leigh:
Through to Councillor Craig, it in fact is one property at this
point in time and I spoke to the Health unit about that and they
just wanted to ensure that there was no premise for a severance
at some point in the future, that because of the location of the
septic system and the location of the structures, it was to
remain one parcel of land. It is indeed, at this point in time,
one parcel. There was a lot addition back in 1987 which was the
rear Natural Area zoning of the property that was added to the
Plan 807 section and it was done through a Committee of
Adjustment and is registered on title.

Through you Mr. Mayor to Andria, am I correct in understanding
that if the By-law is adopted, the amending BY-law is adopted,
that we will have two zonings on the property?
Andria Leigh:
Through to councillor cotton, that is correct, at present there
are, it is a split zoning of Shoreline Residential and Natural
Area and it will continue to have a split zoning of General
Residential and Natural Area.
councillor cotton:
Would the lot area minimum then requirements be met for the
rezoned General Residential.

There being no further questions or comments, when being called
for the third time, the Mayor in closing the meeting, thanked
those in attendance for their participation and advised that
Council would consider all matters before reaching a decision.
He then advised those present that if they wished to be notified
of the passing of the proposed By-law, they should leave their
name and address with the Clerk.

Be it resolved that this Special Public Meeting of Council (Lot
49, Plan 807, Part 1 of 51R-10460 concession 6, formerly
Township of Oro) now be adjourned at 7:14 p.m.
