Mayor Beard called the meeting to order and advised that all persons present
would be afforded the opportunity of asking questions in respect to the proposed
rezoning.
It was indicated that no correspondence has been received on this matter.
Chris Jones from The Planning Partnership stated that this application was
submitted by Mr. Ray Duhamel of the Jones Consulting Group on behalf of Mr.
Kevin Bubel. The purpose of the application is to rezone the subject lands from
Agricultural Rural to Shoreline Residential. The Oro-Medonte Committee of
Adjustment granted provisional consent to sever. 7 hectares (1.7 acres) from the
subject lands, leaving a retained parcel substantially the same size. As a
condition of consent, the Committee required that the applicant rezone the
severed and retained parcels to implement the Shoreline designation of the
Official Plan.
Mr. Ray Duhamel explained that the result of this severance and rezoning would
be two single family residential lots. Each one will have a frontage of
approximately 34 metres (112') and a depth of 200 metres (700'), just under two
acres in size. The surrounding properties are General Residential on both the
East and West sides. The lands on all sides are zoned as Agricultural Rural. The
East and West sides are designated a split zone across the South side of Ridge
Road in the Township. He feels that by accomplishing this rezoning, it would
satisfy the condition of provisional consent granted by the Committee of
Adjustment.
Councillor Craig asked if the proposed new lot would be given an entrance
permit. The entrances for these existing lots have an entrance on the Ridge
Road.

Mr. Duhamel responded that currently, there is a mutual driveway servicing the
two dwellings on this property. The severance would divide the driveway in half.
With Township approval, the driveway will be widened to have one mutual
driveway to serve both dwellings, and in fact will be one driveway severed right
down the middle.
Councillor McConnell asked what the environmentally protected area is.
Mr. Duhamel said the drainage goes through and the Official Plan protects it.
Councillor McConnell stated that therefore, it is basically just a slope.
Mr. Duhamel responded that there is no environmentally protected area on this
land.
Councillor McConnell had misunderstood and apologized.
There being no further comments or questions, the meeting adjourned at 7:14
p.m.
