Mayor Ian Beard chaired the meeting.
Mayor Ian Beard opened the meeting by explaining to those
present that this Public Meeting was to receive public comments
with respect to a proposed Zoning By-Law Amendment, under
provisions of section 34, of the Planning Act. The applicant
has applied to rezone certain lands, North Part of Lot 17,
Concession 6, former Township of Oro, to rezone those lands as
described from the Agricultural (A) zone to the Rural
Residential (RU) zone and from the Agricultural (A) zone to the
Inherent Hazard Lands (OS2) zone to satisfy a condition of the
Committee of Adjustment.
To date, the Council of the Corporation of the Township of Oro-
Medonte have not made a decision on this application, other than
proceeding to this Public Meeting. only after comments are
received from the Public, requested agencies and Township Staff,
within the appropriate time period, will Council make a decision
on this application.

Notice of the Public Meeting was mailed out on April 27, 1995,
to all property owners within 120 metres of the subject lands.
Mayor Beard then asked the Clerk if there had been any
correspondence received on this matter. The Clerk responded by
indicating that a letter had been received from the Nottawasaga
Valley Conservation Authority stating they had no objection but
they would suggest the minimum opening elevation (windows/doors)
be 0.15 metres above the centre-line of Concession 5.
The Mayor then stated that those persons present would be
afforded the opportunity of asking questions with respect to the
proposed Amendment. He then turned the meeting over to the
Township Planner, Mr. Mark Stagg, to explain the purpose and
effect of the proposed Zoning By-Law Amendment.

Mr. Mayor and members of Council, the subject property is about
a mile and a half north of the hamlet of Guthrie accessed off
Concession Road 5. In February of this year the Committee of
Adjustment granted a Consent Approval to allow for the creation
of one lot having 200 feet of frontage and 350 feet of depth as
a retirement lot for a bona fide farmer. A condition of that
approval was that the applicant apply for and obtain a rezoning
of the property to accurately reflect the proposed use. This is
a typical condition as the existing zoning which is agricultural
does not permit the creation of a lot under 40 hectares. The
policies of the Official Plan do permit the creation of the lot
however, but the lot has to be rezoned to a residential category
to recognize the use and the lot size. This form of application
was very common in the former Oro Township. On that basis, then
Mr. Mayor and members of Council, we are looking to go from the
agricultural zone that we have now to a rural residential zone
and a small area of inherent hazard lands (OS2) zone.
There being no further questions or comments, when being called
for the third time, the Mayor in closing the meeting, thanked
those in attendance for their participation and advised that
Council would consider all matters before reaching a decision.
He then advised those present that if they wished to be notified
of the passing of the proposed By-law, they should leave their
name and address with the Clerk.

(North Part Lot 17, Concession 6, formerly Township of Oro) now
be adjourned at 7:06 p.m.
