Take notice that the Township of Oro-Medonte deemed the following application to amend Zonin�q
By-law No. 97-95, as amended, a "Complete Application" pursuant to the Planning Act on the 24
day of August 2018.
And take notice that the Development Services Committee of the Corporation of the Township of
Oro-Medonte will hold a Public Meeting on Wednesday, October 3, 2018, at 5:40 p.m. in the
Municipal Council Chambers. The purpose of the Public Meeting is to notify the public and to
obtain public comments on a proposed Amendment to the Zoning By-law.
The subject lands are described as E. Pt Lot 1, Concession 13, RP 51 R2773 Pt 2 (Oro),
Township of Oro-Medonte, municipally known as 32 Greenwood Ave.
A key map illustrating the location of the subject lands is included with this Notice
The purpose and effect of the proposed Zoning By-law Amendment is to rezone the subject
lands that are zoned Agricultural/Rural (A/RU) Zone to the Agricultural/Rural Exception (A/RU*)
Zone. The proposed zoning Amendment will rezone the lands to permit one accessory
apartment dwelling unit to be located within a detached accessory building and will be subject to
size restrictions.
Any person may attend the public meeting and/or make written or verbal representation either in
support of, or in opposition to, the proposed Zoning By-law Amendment. Written comments by
any person unable to attend the meeting should be mailed/faxed/e-mailed to the Secretary -
Treasurer, The Corporation of the Township of Oro-Medonte to be received no later than 12:00
p.m. noon on October 3, 2018. Please ensure that you include your name and address so that
you may be contacted if necessary.
If a person or public body does not make oral submissions at the public meeting or make written
submissions to the Secretary -Treasurer, The Corporation of the Township of Oro-Medonte before
the proposed Zoning By-law Amendment is passed or refused, the person or public body is not
entitled to appeal the decision of the Council of the Township of Oro-Medonte to the Local
Planning Appeals Tribunal and may not be added as a party to the hearing of an appeal before
the Local Planning Appeals Tribunal unless, in the opinion of the Tribunal, there are reasonable
grounds to do so.
The application is part of the public record and is available to the public for viewing/inspection
between 8:30 a.m. and 4:30 p.m. at the Township of Oro-Medonte Administration Building and
available on the Township's website www.oro-medonte.ca. Any person wishing further
information or clarification with regard to the application or to arrange to inspect the application
should contact the Planning Division at 705-487-2171. Individuals who submit letters and other
information to Council and its advisory bodies should be aware that all information, including
contact information, contained within their communications may become part of the public
record and may be made available through the agenda process which includes publication on
the Township's website.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the
proposed Zoning By-law Amendment, you must make a written request.

The Nottawasaga Valley Conservation Authority (NVCA) has reviewed this application for
minor variance based upon our mandate and policies under the Conservation Authorities Act.
Through pre -consultation with the Town of Oro-Medonte it was determined that the the
proposed dwelling unit itself is located outside of natural hazard and natural heritage
features; however based upon an engineered flood study for Bass Lake and elevations
available on our GIS system, the municipal roads (Greenwood Avenue and 13t' Line) may
not provide safe access during the Regional Storm flood event.
Under Section 3.1.2 c) the Provincial Policy Statement (Natural Hazards), development and
site alteration shall not be permitted within areas that would be rendered inaccessible to
people and vehicles during times of flooding hazards. In situations where the municipal road
provides access to many properties but is flood susceptible, we request confirmation from
the municipality that they will provide emergency services during a flood event. This would
be required prior to support of planning applications which will result in additional people
inhabiting areas potentially inaccessible during a flood event.
The NVCA has no objection to the approval of this zoning by-law amendment with the
provision of emergency services provided by the Town of Oro-Medonte.
