Take notice that the Township of Oro-Medonte deemed the following application to amend Zonin�q
By-law No. 97-95, as amended, a "Complete Application' pursuant to the Planning Act on the 28
day of May 2018.
And take notice that the Development Services Committee of the Corporation of the Township of
Oro-Medonte will hold a Public Meeting on Thursday, July 19, 2018, at 5:30 p.m. in the
Municipal Council Chambers. The purpose of the Public Meeting is to notify the public and to
obtain public comments on a proposed Amendment to the Zoning By-law.
The subject lands are described as South Part Lot 20, Concession 6, (Oro), Township of Oro-
Medonte, municipally known as 2484 Highway 11 South.
A key map illustrating the location of the subject lands is included with this Notice.
The purpose and effect of the proposed Zoning By-law Amendment is to rezone the subject
lands from the Local Commercial Hold (LC(H)) Zone to the General Commercial Exception
(GC*) Zone to permit a Motor Vehicle Storage Yard and a Single Family Dwelling.
Any person may attend the public meeting and/or make written or verbal representation either in
support of, or in opposition to, the proposed Zoning By-law Amendment. Written comments by
any person unable to attend the meeting should be mailedtfaxed/e-mailed to the Secretary -
Treasurer, The Corporation of the Township of Oro-Medonte to be received no later than 12:00
p.m. noon on July 19, 2018. Please ensure that you include your name and address so that you
may be contacted if necessary.
If a person or public body does not make oral submissions at the public meeting or make written
submissions to the Secretary -Treasurer, The Corporation of the Township of Oro-Medonte before
the proposed Zoning By-law Amendment is passed or refused, the person or public body is not
entitled to appeal the decision of the Council of the Township of Oro-Medonte to the Local
Planning Appeals Tribunal and may not be added as a party to the hearing of an appeal before
the Local Planning Appeals Tribunal unless, in the opinion of the Tribunal, there are reasonable
grounds to do so.
The application is part of the public record and is available to the public for viewing/inspection
between 8:30 a.m. and 4:30 p.m. at the Township of Oro-Medonte Administration Building and
available on the Township's website www.oro-medonte.ca. Any person wishing further
information or clarification with regard to the application or to arrange to inspect the application
should contact the Planning Division at 705-487-2171. Individuals who submit letters and other
information to Council and its advisory bodies should be aware that all information, including
contact information, contained within their communications may become part of the public
record and may be made available through the agenda process which includes publication on
the Township's website.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the
proposed Zoning By-law Amendment, you must make a written request.

Good Morning,
The site is within the MTO's permit control area, as specified in the Public Transportation and Highway
Improvement Act(Ontario). A MTO Building and Land Use permit is required prior to construction. All
buildings, structures and essential site features should be setback a minimum of 14m from the MTO
right-of-way.
All access shall be off the municipal road. Direct Highway 11 commercial access is not permitted. The
applicant contacted me and applied for a permit to remove the existing entrance. Permit was issued on
June 1, 2018. The contact for the application was Howard Frost(hfrost03Photmail.com, 705-790-1961).

RE: Opposition to proposed Zoning By-law Amendment

Please accept this letter as Opposition to the proposed rezoning from LC(H) to GC
at 2484 hwy 11 south, which would allow a "motor vehicle storage yard ".
The addition of another storage type yard to an area of Oro-Medonte that already
has storage/wrecking yards in close proximity ( Five, from line 1 to line 5 ) and is
bordering on established properties occupied by families, brings about numerous
concerns and objections.
The decrease in property values, safety and welfare of families, well water
contamination, proper handling and storage of flammable / hazardous
by-product's , noise and commotion at all times day/night, increased traffic and
confusion on 5t' line over pass, trespassing, theft, and the conversion from a
holding yard to wrecking yard (most vehicles in accidents end up as wrecks) are a
few of many concerns/objections.

With the increased Transient traffic and unsolicited visits to adjoing properties,
the safety of young children and teenagers is a concern.
The Environmental impact should be a concern to all. The potential for
groundwater and surface water contamination:
- Petroleum Hydrocarbons (gasoline, diesel fuel, transmission fluid, brake
fluid etc.)
- Heavy Metals (lead, zinc, copper, mercury etc.)
- Acids (batteries, solvents etc )
The surrounding wells as well as the diverse animal habitat in the area will be
greatly effected by such an contamination.
The proper safe storage and handling procedures would be of concern, as the
occupants of the proposed by-law change, have in the past demonstrated their
disregard for the environment and fire code, with their Open -Air Burning
practices.
I trust that the Corporation of the Township of Oro-Medonte will weigh the valid
concerns of their residents in their decision.
