Thank you for circulating a copy of the Zoning By-law Application and supporting
information for the above-noted property to this office. The application seeks to rezone
portions of the subject lands from the Agricultural/Rural (A/RU) Zone to the Residential
One Exception (R1*##) Zone to permit a minimum lot frontage of 25 metres and a
minimum lot area of 0.17 hectares: and rezone portions of the lands from
Agricultural/Rural (A/RU) Zone to Environmental Protection Exception 230 (EP*230) to
correspond with a Provincially Significant Wetland and a Significant Woodland and to
identify that a minimum 30metre setback between structures and the boundaries of the
Environmental Protection Exception 230 (EP*230) Zone shall not apply.
These amendments are required to fulfill Conditions of Consent imposed bon Consent
Applications 2015-B-36, 2015-B-37 and 2015-B-38 that were conditionally approved on
April 4, 2018.
Planning staff have no objection to the proposed Zoning By-law Amendments.

day of May2018.
And take noticethatthe Development Services Committee of the Corporation of the Township of
Oro-Medonte will hold a Public Meeting on Tuesday,June 5, 2018, at 5:40p.m.in the Municipal
Council Chambers. The purpose of the Public Meeting is to notify the publicand to obtain public
comments on aproposed Amendment to the Zoning By-law.
The subject landsare described as EPR Pt Lot 1, Concession 1, RP 51R36265 Pt 2 (Oro),
Township of Oro-Medonte, municipally known as 1 Trafalgar Drive.
A key mapillustrating the location of the subject landsis included with this Notice.
The purposeand effect of the proposed Zoning By-law Amendment is to rezone the subject
lands from the Agricultural/Rural (A/RU) Zone to the Shoreline Residential (SR)Zoneand
Environmental Protection (EP) Zone to protect the Natural Heritage features identified in the
Natural Heritage Evaluation and the Lake Simcoe Region Conservation Authority. The
proposed zoning Amendment will also satisfy a condition of consent for Application 2016-B-08.
Any personmay attend the public meeting and/or make written or verbal representation either in
support of, or in opposition to, the proposed Zoning By-law Amendment. Written comments by
any person unable to attend the meeting should be mailed/faxed/e-mailed to the Secretary-
Treasurer, The Corporation of the Township of Oro-Medonte to be received no later than 12:00
p.m. noon on June 5,2018. Please ensure that you include your name and address so that you
may be contacted if necessary.
If a person or public body does not make oral submissions at the public meeting or make written
submissions to the Secretary-Treasurer, The Corporation of the Township of Oro-Medonte before
the proposed Zoning By-law Amendment is passed or refused, the person or public body is not
entitled to appeal the decision of the Council of the Township of Oro-Medonte to the Local
Planning Appeals Tribunal and may not be added as a party to the hearing of an appeal before
the Local Planning Appeals Tribunal unless, in the opinion of the Tribunal, there are reasonable
grounds to do so.
The application is part of the public record and is available to the public for viewing/inspection
between 8:30 a.m. and 4:30 p.m. at the Township of Oro-Medonte Administration Buildingand
available on the Township’s website www.oro-medonte.ca. Any person wishing further
information or clarification with regard to the application or to arrange to inspect the application
should contact the Planning Division at 705-487-2171. Individuals who submit letters and other
information to Council and its advisory bodies should be aware that all information, including

Take notice thatthe Township of Oro-Medonte deemed the following application to
amend Zoning By-law 97-95, as amended, a “Complete” Application pursuant to the

Take notice that the Development Services Committee of the Township of Oro-
Medonte will hold aPublic Meeting on Tuesday, June 5, 2018at 5:50p.m.in the
Municipal Council Chambers. The purpose of the Public Meeting is to notify the public
and to obtain public comments on a proposed Amendment to the Zoning By-law.
The subject lands are described as Lot 4, Registered Plan 51M-381, Township of
Oro-Medonte, municipally known as 8 Lakewood Court. A key map illustrating the
location of the subject lands, and a copy of the applicant’ssurvey are included with
this notice.
The purpose and effect of the proposed Zoning By-law Amendment is tosite-
specifically amend the Rural Residential Exception 20 (RUR1*20) Zone on the lands
to add a “Bed & Breakfast Establishment” to the permitted uses of the lands.
Any person may attend the public meeting and/or make written or verbal
representationeither in support of, or in opposition to, the proposed Zoning By-law
Amendment. Written comments by any person unable to attend the meeting should be

Dear Andy,
In regards to the application for the 2018-ZBA-10 rezoning amendment by Catherine Jenereaux,
As long-time tax paying residents of Lakewood Court, we are strongly opposed to any changes of the
existing by-law and do not support this change to amend the zoning for the following reasons.
When we purchased our lot over 20 years ago and built a home for our family, it was based on the fact
that Lakewood Court was on a cul-de-sac, situated in a secluded residential area. This meant a quiet,
safe street with minimal vehicle traffic and no commercial operations or excessive use.
Our neighbourhood is comprised of people that we know and live around us and who we trust to
respect one an others safety, privacy and property rights.
Having a commercially based business potentially start in our neighborhood does not further any of the
afore mentioned reasons we built our home here in the first place.
Also, having people come and go in and out of our quiet neighbourhood at all hours of the day without
the knowledge of children playing or people out walking compromises the safety of our families and the
original appeal of this area.
The decreased value of our properties is also very concerning as a rezoned for commercial amendment
for this one property does nothing to help keep with the original intention of being a quiet
neighbourhood.
This would also set a precedent for future rezoning requests by others wishing to operate a commercial
business and further diminish the original appeal and current property values of this residential area.
We feel that if someone wishes to operate a business as well as require an additional building, they
should be pursuing another area where it is already zoned for commercial use.
Lakewood Court has been the perfect neighborhood to raise a family, any changes to the current zoning
in order to accommodate one person’s business enterprise would be detrimental to that.

Thank you for circulating the Lake Simcoe Region Conservation Authority (LSRCA) on the above-noted
Application for Minor Variance to accommodate a new 2-storey single detached dwelling with an attached
garage on the subject property.
The LSRCA has reviewed this application in the context of the Provincial Policy Statement (PPS), the Lake
Simcoe Protection Plan (LSPP) and Ontario Regulation 179/06 under the Conservation Authorities Act. The
subject property is located on the shoreline of Lake Simcoe and is regulated by Ontario Regulation 179/06 due
to shoreline flooding and erosion hazards.
Based on our review of the submitted materials we are satisfied from a watershed management perspective
that this application is consistent with the Natural Heritage and Natural Hazard Policies of the PPS and
conforms with the requirements of the LSPP. As such, we recommend that any approval of this application be
subject to the following conditions:
1. The applicant shall obtain a permit from the LSRCA for any development or site alteration within the
lands regulated under Ontario Regulation 179/06 of the Conservation Authorities Act.
2. That the proposed septic system be a tertiary treatment system (ex. Waterloo Biofilter) to minimize its
required footprint and provide advanced water quality treatment.

Thank you for circulating the Lake Simcoe Region Conservation Authority on the above-noted minor variance
application.
The subject property is adjacent to the shoreline of Lake Simcoe and subject to the associated erosion and
flooding hazards of the Lake. The LSRCA has reviewed this application in the context of the Provincial Policy
Statement (PPS), the Lake Simcoe Protection Plan (LSPP), and Ontario Regulation 179/06 under the Conservation
Authorities Act.
Based on our review of the submitted materials we are satisfied from a watershed management perspective
that this application is consistent with the Natural Heritage and Natural Hazard Policies of the PPS and conforms
with the requirements of the LSPP and Ontario Regulation 179/06. As such, the LSRCA has no further
requirements as they relate to this minor variance application.
