That Minor Variance Application 2018-A-01 by, Danielle Park and Cory Venable, specifically for permission to permit an accessory apartment within an existing dwelling basement with a maximum gross floor area of 90.76 square metres (977.0 square feet) on the lands municipally known as 4 Georgina Drive, Township of Oro- Medonte, be approved. 3. That Minor Variance Application 2018-A-02 by Adam Maraschiello & Debbie Dale, specifically to permit a detached accessory building with a floor area of 185.8 square metres (2000 square feet) and a maximum height of 5.6 metres (18.5 feet), on the lands municipally known as 3 Jermey Lane, Township of Oro-Medonte, be denied on the basis that the proposed development does not conform to the general intent of the Zoning By-law, is not appropriate for the desirable development of the lot and is not minor. 3. That Minor Variance Application 2018-A-04 by, Margaret Hahn and Greg Trottier, specifically to permit the construction of a replacement boathouse with a maximum height of 8.2 metres (26.9 ft.) on the lands municipally known as 2381 Lakeshore Road East, Township of Oro-Medonte, be approved. 3. That the following conditions be imposed on the Committee's decision: a) That notwithstanding Section 5.6 g) of Zoning By-law 97-95, the proposed boathouse shall otherwise comply with all other applicable provisions of the Zoning By-law; b) That the proposed boathouse on the property be substantially and proportionally in conformity with the dimensions as set out on the application and sketches submitted and approved by the Committee; c) That the applicant maintains the existing vegetative buffer on the interior property line, or replace with a similar vegetative buffer; d) That prior to obtaining a Building Permit from the Township the applicant satisfy any permits and/or approvals, if required, from the Lake Simcoe Conservation Authority; e) That the appropriate Zoning Certificate, Engineered Lot Grading Plan, and Building Permit be obtained from the Township only after the Committee's decision becomes final and binding, as provided for within the Planning Act R.S.O. 1990, c.P. 13. 4. That Report No. DS2017-154, Derek Witlib, Manager, Planning Services re: Consent Application 2017-B-27 by James Heal, 703 Line 2 North be received. 2. That the Development Services Committee grant provisional consent to revised Consent Application 2017-B-27, pertaining to lands located in Part of Lot 17 Concession 2 (Oro), to permit a boundary adjustment consisting of a severed parcel having an area of approximately 0.7 hectares (1.73 acres) and frontage along Line 2 North of approximately 67.06 metres (220 feet) and a retained parcel having an area of approximately 34.9 hectares (86.2 acres) and frontage along Line 2 North of approximately 342.9 metres (1125 feet) to be merged with abutting parcel to the north, subject to the following conditions: a) That the dimensions of the parcel to be severed be modified to the dimensions set out on the drawing "Sketch for Severance Consent 703 Line 2 North by Eplett Worobec Raikes Surveying Ltd. 2017", and that the dimensions of the retained parcel be adjusted accordingly, to the satisfaction of Township Staff; b) That one copy of a Registered Reference Plan for the subject lands indicating the severed parcel be prepared by an Ontario Land Surveyor and be submitted to the Secretary -Treasurer; c) That the applicant's solicitor prepare and submit a copy of the proposed conveyance for the severed parcel, for review by the Municipality; d) That a Certificate of Consent be issued with respect to the severed parcel utilizing Form 2, Section 53 (42) of the Planning Act, R.S.O. 1990; e) That the retained parcel be merged in title with the abutting parcel to the north; f) That Section 50(3) and 50(5) shall apply to any subsequent conveyance of, or other transaction involving, the identical subject (retained) parcel of land. Therefore, once the subject (retained) parcel of land has been conveyed to the owner of the abutting parcel to the north, the subject (retained) parcel and the said abutting parcel shall merge in title and become one parcel of land. A solicitor's written undertaking shall be provided to the Secretary -Treasurer indicating that the necessary steps will be taken to implement the conveyance and to consolidate the parcels to one Property Identifier Number; Page 7 of 10 Development Services Committee Minutes — Wednesday, March 7, 2018. g) That the applicant's solicitor prepare and submit a copy of the proposed conveyance for the retained parcel, for review by the Municipality; h) That the Certificate of Consent be issued utilizing Form 4, Section 53 (42) of the Planning Act, R.S.O. 1990, to merge the retained parcel with the abutting parcel to the north; and, i) That all municipal taxes be paid to the Township of Oro-Medonte; j) That the conditions of consent imposed by the Committee be fulfilled within one year from the date of the giving of the notice. 3.
