2018-050 By-law to Amend Zoning for Lands at Part Lot 40, Concession 1 W.P.R (Vespra) 2018-ZBA-06 (Vasey) Oro-Medonte 2018-ZBA-06 (Vasey)The Corporation of the Township Of Oro-Medonte By -Law No. 2018-050 A By-law to amend the zoning provisions which apply to lands at Part of Lot 40, Concession 1 W.P.R. (Vespra) Township of Oro-Medonte 2018-ZBA-06 (Vasey) Whereas the Council of the Corporation of the Township of Oro-Medonte is empowered to pass By-laws to regulate the use of land pursuant to Sections 34 of the Planning Act, R.S.O. 1990, c.P.13; And Whereas Council deems it appropriate to rezone the subject lands. Now Therefore the Council of the Township of Oro-Medonte hereby enacts as follows: Schedule 'A14' to Zoning By-law 97-95, as amended, is hereby further amended by changing the zone symbol applying to the lands located in Part of Lot 40, Concession 1 W.P.R. (Vespra), Township of Oro-Medonte, from the Agricultural/Rural Exception 15 (A/RU'15 ) Zone to a Local Commercial Exception 245 (LC`245) Zone, as shown on Schedule 'A' attached and forming part of this By-law. 2. Section 7.0 — is hereby further amended by amending subsection 7.245 as follows: 1. Subsection 7.245 a) is hereby deleted and replaced with the following text: "a) The only permitted uses are: art galleries, business offices, commercial schools, day nurseries, dry cleaning distribution shops, museums, personal service shops, private schools, retail stores, service shops light, veterinary clinics, a single detached dwelling in an existing building and an apartment dwelling unit accessory to a commercial use in an existing building." 2. The following subsection is added after subsection 7.245 c): "d) Notwithstanding Table B2 the following provisions shall apply: i. Minimum Lot Area: 796 square metres ii. Minimum Lot Frontage: 18 metres iii. Minimum Westerly Interior Side Yard: 1.2 metres" 5. Schedule "A" attached to By-law No. 2018-050 is declared to form a part of this By-law. 6. This By-law shall come into effect upon the date of passage hereof, subject to the provisions of the Planning Act, as amended.
