Take notice that the Township of Oro-Medonte deemed the following application to amend Zoning
By-law No. 97-95, as amended, a "Complete Application" pursuant to the Planning Act on the 81'
day of October 2017.
And take notice that the Development Services Committee of the Corporation of the Township of
Oro-Medonte will hold a Public Meeting on Wednesday, December 6, 2017, at 6:30 p.m. in the
Municipal Council Chambers. The purpose of the Public Meeting is to notify the public and to
obtain public comments on a proposed Amendment to the Zoning By-law.
The subject lands are described as East Part Lot 1, North Part Lot 2, Concession 11, also
known as 3000 Line 11 North. A key map illustrating the location of the subject lands is included
with this Notice.
The purpose and effect of the proposed Zoning By-law Amendment is to amend a portion of the
Private Recreation (PR) Zone to a Private Recreation Exception XX (PR*) Zone to permit eight
one -bedroom guest cabins and a spa facility.
Any person may attend the public meeting and/or make written or verbal representation either in
support of, or in opposition to, the proposed Zoning By-law Amendment. Written comments by
any person unable to attend the meeting should be mailedtfaxed/e-mailed to the Secretary -
Treasurer, The Corporation of the Township of Oro-Medonte to be received no later than 12:00
p.m. noon on December 6, 2017. Please ensure that you include your name and address so that
you may be contacted if necessary.
If a person or public body does not make oral submissions at the public meeting or make written
submissions to the Secretary -Treasurer, The Corporation of the Township of Oro-Medonte before
the proposed Zoning By-law Amendment is passed or refused, the person or public body is not
entitled to appeal the decision of the Council of the Township of Oro-Medonte to the Ontario
Municipal Board and may not be added as a party to the hearing of an appeal before the Ontario
Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
The application is part of the public record and is available to the public for viewing/inspection
between 8:30 a.m. and 4:30 p.m. at the Township of Oro-Medonte Administration Building and
available on the Township's website www.oro-medonte.ca. Any person wishing further
information or clarification with regard to the application or to arrange to inspect the application
should contact the Planning Division at 705-487-2171. Individuals who submit letters and other
information to Council and its advisory bodies should be aware that all information, including
contact information, contained within their communications may become part of the public
record and may be made available through the agenda process, which includes publication on
the Township's website.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the
proposed Zoning By-law Amendment, you must make a written request.

I received a copy of a township letter about an application to amend Zoning By-law No.
97-95 "Complete Application" pursuant to the Planning Act on the 8th day of October
2017. East part Lot 1, north pat lot 2, concession 11, 3000 line 11 north.
Firstly, I would like to express my disappointment at not being notify of changes to the
zoning of the above property as we live on this concession. As per the township's letter
I have the following concerns:
1) protected environmental land, green space: have all authorities been consulted?
2) does this application make way for other development on this property or is this a one
time development? What are the future development plans on the property ie more
housing units, condos etc. by this company or others that may follow if said property is
sold.
3) we have lobbied for years to get our concession paved, and now there will be more
traffic. What is the township planning in terms of budget and maintenance to keep the
road in good condition? Fixing existing bridges so that the road is safe with increased
traffic.
4) has the impact on water supply (underground aquifers) to other home owners,
farmers and businesses been considered?
I can't find the application on the website and hours available for the public to come in
and review are restrictive to anyone that works. Please send an electronic link to the
website application or a e -copy to this email address.
I would also wish to be notified of the decision of the Township of Oro-Medonte in
respect to the proposed Zoning By-law Amendment.

Re: Proposed Zoning By-law Amendment - 2017-ZBA-15 Braestone Land Corp.
I have the following concerns and questions regarding this proposal:
1) 1 believe that the golf course property is outside of the Jarratt Settlement Boundaries
and that this proposal represents an expansion - contrary to County and Provincial
policies.
2) Although it purports to be a Private Recreational (Exception) facility, the proposed
use is a commercial enterprise and should more accurately be zoned and taxed as
such, if it were approved. Use of the guest cabins will undoubtedly involve fees of some
kind.
3) The proposed (8) rental cabins and spa facility will require a significant water supply
as well as sewage and stormwater treatment. What provisions/studies have been made
regarding these services? Also given the proposal's proximity to the EP zoned area,
(pond and stream) on the property, will an EIS be completed to address any potential
negative impact on surrounding property water sources? Has the appropriate
Conservation Authority been asked for their opinion regarding this proposal?
4) As to water supply, there has been a rapidly increasing demand for water from the
same deep aquifer in the Oro Moraine by in -progress and draft approved residential
developments, a commercial water taker, and local recreational operations who
currently have pending PTTW applications. This should raise some concern over
appropriate water resource capacity, monitoring, and management. Have the
appropriate Ministries (MOE, MNRF) been asked for their opinion regarding this
proposal?
5) Will this re -zoning if approved, set a precedent and lead to further development of
this property? I believe that Braestone also owns an adjoining property which extends
westerly with frontage on Line 10.
Thank you for considering my views on this proposal. I would also like to be advised in
writing as to Oro-Medonte's decision on the proposed Zoning By-law Amendment.
