plan approval, and notice requirements.

a) That the dimensions of the parcel to be severed be modified to the approximate

b) That the severed lands be merged in title with the abutting parcel to the west;

I have no comment or concern with the variance.
I have some advisory comments. s specified in the
Public Transportation and Highway Improvement Act(Ontario). The MTO issued permit #BL-2017-20T-
1544 on August 22, 2017 for a residential garage addition(672 square feet). A separate MTO building
and land use permit is required for the showroom. Direct Ontario Highway 11 access is not permitted.

Thank you for circulating the Lake Simcoe Region Conservation Authority (LSRCA) on the above-noted
Application for Minor Variance. We understand the applicant is proposing to construct an addition being a
proposed shop/showroom into the minimum required exterior side yard.
The LSRCA has reviewed this application in the context of the Provincial Policy Statement, the Lake Simcoe
Protection Plan (LSPP) and Ontario Regulation 179/06 under the Conservation Authorities Act. Based
on our review, we recommend that any approval of this application be subject to the following condition:
1. The applicant shall obtain a permit from the LSRCA for any development or site alteration within the
lands regulated under Ontario Regulation 179/06 of the Conservation Authorities Act.

We live next door to 19 Parkview Avenue on the left-hand side when facingthe houses from

The proposed renovations - the garage to be built on the front lot (where the current shed is)
and the upper level addition to be built above the mudroom, have been explained to us by the
current owners, Anastasia Rogan and Coalton McLean.

Good morning Mr. Witlib,
For the application at 3095 Line 10 North (Ayers; 2017-B-24), the proposed consent will result in the
severance of a surplus farm residence and the merger of lands as part of farm consolidation. Both
properties are considered to be partially within the Oro Moraine Core Area, and are mapped as being
entirely regulated by the authority due to a tributary of Bass Lake that traverses the 3095 Line 10 North
parcel, with associated hazards and mapped natural heritage (wetland) features. The proposed
severance lot lines do not bisect these natural heritage features, and will not result in the creation of a
new developable parcel. Based upon our policies and mandate under the Conservation Authorities Act,
we do not object to the approval of this consent application.
