Deputy Mayor Hough called the meeting to order at 5:35 p.m. and explained the public
meeting is being is being held in accordance with Sections 34 and 39, of the Planning
Act, to obtain public comment with respect to a proposed Zoning By-law Amendment
Application. The purpose of Application 2017-ZBA-06 is to permit the construction of a
Garden Suite (Granny Flat) on.the subject property.
Notice of the Public Meeting was circulated to the appropriate Agencies and posted on
the Township's website on or before July 17, 2017.
The following correspondence was received: Enbridge Gas Distribution dated July 18,
2017; Township of Oro-Medonte, Manager, Development Engineering dated July 18,
2017; Lake Simcoe Region Conservation Authority dated July 26, 2017; Township of

Todd Weatherell, Intermediate Planner, explained the purpose and effect of the

of the Township of Oro-Medonte, Block 136, Registered Plan 51 M-957, 2017-ZBA-
07 (Diamond Valley Estates).
Deputy Mayor Hough called the meeting to order at 5:45 p.m. and explained the public
meeting is being is being held in accordance with Section 34 of the Planning Act, to
obtain public comment with respect to a proposed Zoning By-law Amendment
Application. The purpose of Application 2017-ZBA-07 is to rezone the subject lands
from Open Space Exception 73 Hold Provision to Residential One Exception 71, to
permit the construction of a single detached dwelling.
Notice of the Public Meeting was circulated to the appropriate Agencies and posted on
the Township's website on or before July 17, 2017.
The following correspondence was received: Nottawasaga Valley Conservation
Authority dated July 19, 2017; Township of Oro-Medonte, Operations Division dated
July 24, 2017; Enbridge Gas Distribution dated July 18, 2017; Township of Oro-
Medonte, Manager, Development Engineering dated July 18, 2017.
Andria Leigh, Director, Development Services, explained the purpose and effect of the
proposed amendment. A PowerPoint presentation was presented.
Michelle Cutts, Rudy & Associates Planning, on behalf of the applicant, presented an
overview.
The following public persons offered verbal comments with respect to the proposed
amendment:
Hartley Woodside provided comments if the land abuts the stormwater management
pond and EP land, if there would be further archeological review given the found
remains, the Nottawasaga Valley Conservation Authority setback, if lot will be part of
Diamond Valley, will it be part of subdivision agreement, setbacks of subdivision, site
plan approval, and notice requirements.

Deputy Mayor Hough called the meeting to order at 6:06 p.m. and explained the public
meeting is being is being held in accordance with Sections 34 and 39 of the Planning
Act, to obtain public comment with respect to a proposed Zoning By-law Amendment
Application. The purpose of Application 2017-ZBA-08 is for a Temporary Use By-law for
a period of up to three (3) years.
Notice of the Public Meeting was circulated to the appropriate Agencies and posted on
the Township's website on or before August 11, 2017.
The following correspondence was received: Lake Simcoe Region Conservation
Authority dated August 23 and 25, 2017; Enbridge Gas Distribution dated August 14,

Application. The purpose of Application 2017-ZBA-10 is to fulfill a condition of approval
for Consent Application 2017-B-11, which was granted on April 5, 2017.
Notice of the Public Meeting was circulated to the appropriate Agencies and posted on
the Township's website on or before July 10, 2017.

That Report No. DS2017-107, Derek Witlib, Manager, Planning Services re: Consent
Applications 2017-B-21, 2017-B-22 & 2017-B-23 (Shanahan), 3691 Penetanguishene
Road be received.
The Development Services Committee grant provisional consent to Application 2017-6-
21 to permit a boundary adjustment subject to the following conditions:
a) That the dimensions of the parcel to be severed be modified to the approximate
dimensions set out in the Applicant's planner's correspondence and sketch received
by the Township on September 6, 2017, and that the retained parcel be adjusted
accordingly, to the satisfaction of Township Staff;
b) That the severed lands be merged in title with the abutting parcel to the west;
c) That Section 50(3) and 50(5) shall apply to any subsequent conveyance of, or other
transaction involving, the identical subject parcel of land. Therefore, once the
subject parcel of land has been conveyed to the owner of the abutting parcel to the
west, the subject parcel and the said abutting parcel shall merge in title and become
one parcel of land. A solicitor's written undertaking shall be provided to the
Secretary -Treasurer indicating that the necessary steps will be taken to implement
the conveyance and to consolidate the parcels to one Property Identifier Number;
d) That the applicant apply for and obtain final approval of all necessary Minor
Variances to the satisfaction of the Township of Oro-Medonte;
e) That one copy of a Registered Reference Plan of the subject lands indicating the
severed parcel be prepared by an Ontario Land Surveyor be submitted to the
Committee Secretary -Treasurer;

f) That the applicant's solicitor prepare and submit a copy of the proposed conveyance
for the parcel severed, for review by the Municipality;

Planning Act, R.S.O. 1990, to merge the parcels; and,
i) That the conditions of consent imposed by the Committee be fulfilled within one year
from the date of the giving of the notice.
3. And that the applicant be advised of the Development Services Committee's decision
under the Secretary -Treasurer's signature.

to permit an approximate 6.3 square metres (68 square feet) deck with a reduced
setback of 5.4 metres from the front property line on lands located on Lot 116, Plan

the construction of a single detached dwelling and an agricultural building partially
within the Environmental Protection Zone and with a reduced setback from the limits
of the Environmental Protection Zone of 0 metres (0 feet) for lands located on Part of
Lots 13 and 14, Concession 12 (Oro) Township of Oro-Medonte, be approved.
3. That the following conditions be imposed on the Committee's decision:
a) That notwithstanding Section 5.27 and Table A5 of Zoning By-law 97-95, as
amended, the proposed single detached dwelling and agricultural building shall
otherwise comply with all other applicable provisions of the Zoning By-law;
b) That the proposed buildings/structures and landscaping on the property be
substantially and proportionally in conformity with the dimensions as set out on
the application and approved by the Committee;
c) That prior to the issuance of a Building Permit, the applicant satisfies the two (2)
conditions identified in the Lake Simcoe Region Conservation Authority's letter
dated August 23, 2017;
d) That the appropriate Zoning Certificate and Building Permit be obtained from the
Township only after the Committee's decision becomes final and binding, as
