09 06 2017 2017-ZBA-07 (Diamond Valley Estates)Development Services Committee Minutes — Wednesday, September 6, 2017. b) Notice of Receipt of a Complete Application, Notice of Particulars and Public Access, Notice of Public Meeting for a Proposed Amendment to the Zoning By -Law of the Township of Oro-Medonte, Block 136, Registered Plan 51 M-957, 2017-ZBA- 07 (Diamond Valley Estates). Deputy Mayor Hough called the meeting to order at 5:45 p.m. and explained the public meeting is being is being held in accordance with Section 34 of the Planning Act, to obtain public comment with respect to a proposed Zoning By-law Amendment Application. The purpose of Application 2017-ZBA-07 is to rezone the subject lands from Open Space Exception 73 Hold Provision to Residential One Exception 71, to permit the construction of a single detached dwelling. Notice of the Public Meeting was circulated to the appropriate Agencies and posted on the Township's website on or before July 17, 2017. The following correspondence was received: Nottawasaga Valley Conservation Authority dated July 19, 2017; Township of Oro-Medonte, Operations Division dated July 24, 2017; Enbridge Gas Distribution dated July 18, 2017; Township of Oro- Medonte, Manager, Development Engineering dated July 18, 2017. Andria Leigh, Director, Development Services, explained the purpose and effect of the proposed amendment. A PowerPoint presentation was presented. Michelle Cutts, Rudy & Associates Planning, on behalf of the applicant, presented an overview. The following public persons offered verbal comments with respect to the proposed amendment: Hartley Woodside provided comments if the land abuts the stormwater management pond and EP land, if there would be further archeological review given the found remains, the Nottawasaga Valley Conservation Authority setback, if lot will be part of Diamond Valley, will it be part of subdivision agreement, setbacks of subdivision, site plan approval, and notice requirements.
