Notice of Public Meeting for a
Proposed Amendment to the Zoning By-law
of the Township of Oro-Medonte

Take notice that the Township of Oro-Medonte deemed the following application to amend
Zoning By-law No. 97-95, as amended, a "Complete Application" pursuant to the Planning
Act on the 28th day of February, 2017.
And take notice that the Development Services Committee of the Corporation of the
Township of Oro-Medonte will hold a Public Meeting on Wednesday, May 3, 2017, at
5:30 p.m. in the Municipal Council Chambers. The purpose of the Public Meeting is to
notify the public and to obtain public comments on a proposed Amendment to the Zoning
By-law.
Location:
The subject lands are located at 3679 Line 8 North and are described as being in the
South Part of Lot 3, Concession 9, formerly in the Township of Medonte, now in the
Township of Oro-Medonte. A key map illustrating the location of the subject lands and a
copy of the applicant's site plan are included with this Notice.
Purpose:
The purpose and effect of the proposed Zoning By-law Amendment is to permit an
accessory apartment dwelling unit to be located in a detached accessory building on the
same lot on which there is an existing single detached dwelling. Specifically, the
application proposes to:
1. Rezone the subject lands from the Agricultural/Rural (A/RU) Zone to an
Agricultural/Rural Exception (A/RU*##) Zone; and
2. Establish the following provisions in the Agricultural/Rural Exception (A/RU*##)
Zone:
a) Only one accessory apartment dwelling unit is permitted on the lot;
b) The accessory apartment dwelling unit shall be permitted in an accessory
building;
c) The accessory apartment dwelling unit shall have a maximum ground floor area
of 65 square metres;
d) The accessory apartment dwelling unit shall a maximum loft area of 32 square
metres;
e) The accessory building shall have a maximum ground floor area of 220 square
metres;
f) The accessory building shall have a maximum height of 6.7 metres; and
g) The minimum lot size shall be the lot size as existed on the date of passing of the
By-law.
Have Your Say:
Any person may attend the public meeting and/or make written or verbal representation
either in support of, or in opposition to, the proposed Zoning By-law Amendment. Written
comments by any person unable to attend the meeting should be mailed/faxed/e-mailed to
the Secretary -Treasurer, The Corporation of the Township of Oro-Medonte. The Townhip
would appreciate comments by April 24, 2017. Please ensure that you include your name
and address so that you may be contacted if necessary.
If a person or public body does not make oral submissions at the public meeting or make
written submissions to the Secretary -Treasurer, The Corporation of the Township of Oro-
Medonte before the proposed Zoning By-law Amendment is passed or refused, the person
or public body is not entitled to appeal the decision of the Council of the Township of Oro-
Medonte to the Ontario Municipal Board and may not be added as a party to the hearing of
an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there
are reasonable grounds to do so.
The application is part of the public record and is available to the public for
viewing/inspection between 8:30 a.m. and 4:30 p.m., Monday — Friday, at the Township
of Oro-Medonte Administration Building and available on the Township's website
www.oro-medonte.ca. Any person wishing further information or clarification with regard
to the application or to arrange to inspect the application should contact the Planning
Division at 705-487-2171. Individuals who submit letters and other information to
Council and its advisory bodies should be aware that all information, including contact
information, contained within their communications may become part of the public
record and may be made available through the agenda process which includes
publication on the Township's website.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to
the proposed Zoning By-law Amendment, you must make a written request.

Thank you for circulating a copy of the Zoning By-law Application and supporting
information for the above -noted property to this office. The application will permit
