the Township's website on or before March 14, 2017.

2. That Minor Variance Application 2017-A-06 by William Shoup & Marie Belcourt,
specifically to permit a detached accessory building with an exterior yard setback of
1.98 metres (6.5 feet), maximum floor area of 80.26 square metres (864 feet), and
lot coverage of 6.24% on lands located on Lots 29 to 31, Plan 798, Township of Oro-
Medonte, known as 75 Lakeshore Road East be approved.
3. That the following conditions be imposed on the Committee's decision:
a) That notwithstanding Zoning By-law 97-95, the detached accessory building shall
otherwise comply with all other applicable provisions of the Zoning By-law;
b) That the proposed buildings/structures and landscaping on the property be
substantially and proportionally in conformity with the dimensions as set out on
the application and approved by the Committee;
c) That an Ontario Land Surveyor verify by pinning the foundation wall and verifying
in writing by way of survey/real property report, prior to the pouring of the footing
and if no footing, the foundation, that the detached accessory building is located
no closer than 1.98 metres (6.5 feet) from the exterior lot line;

3396 Penetanguishene Road be received.
2. That Minor Variance Application 2017-A-10 by 12040600 Ontario Ltd. & Barbara
Sinton, specifically to permit minimum front and exterior side yards of 3.75 metres
(12.3 feet) and permit a minimum of 24 parking spaces on lands located at 3392 &
3396 Penetanguishene Road, be approved, as amended, to add "if required" after
the word "widenings" in Condition 3b).
3. That the following conditions be imposed on the Committee's decision:
a) That notwithstanding Table 131 of Zoning By-law 97-95, the proposed commercial
development, shall otherwise comply with all other applicable provisions of the
Zoning By-law;
b) That the approved variances shall only be applied to the subject lands after the
owner has transferred road widenings, if required, and a sight triangle to the
County of Simcoe and after the owner's Solicitor has provided the Township with
written confirmation that the two parcels known as 3392 & 3396
Penetanguishene Road have been merged in title;
c) That an OLS verify by pinning the foundation wall and verifying in writing by way
of survey/real property report, prior to the pouring of the footing and if no footing,
the foundation, that the building is located no closer than 3.75 metres (12.3 feet)
to the front and exterior side lot lines.

d) That the variances do not grant relief of the Zoning By-law's parking
requirements for the following uses: funeral home, hotel, private club, commercial
school, private school and restaurant.

i. The Committee's Minor Variance decision becomes final and binding;
ii. The applicant has obtained Site Plan Approval from the Township pursuant to
Section 41 of the Planning Act; and
iii. Council has passed a by-law to remove the Holding (H) provisions from the
zoning of the subject lands.
4. And that the applicant be advised of the Committee's decision under the Secretary -
Treasurer's signature.

2. That the Development Services Committee grant provisional consent to Application
2017-B-11 to convey a parcel of land with approximately 68.5 metres (225.0 feet) of

a) That one copy of a Registered Reference Plan for the subject lands indicating the

2. That Minor Variance Application 2017-A-01 by the Estate of Sarah Gladys McCuaig,
specifically to permit a single detached dwelling and accessory uses with 0 metre lot
frontage and no frontage on a public road, on lands located on the East Part of Lot

1, 2017, as to which portion of road allowance the applicant wishes to have an

the easterly property boundary be deemed to be the exterior side lot line for the
purposes of the Zoning By-law; and
e) That the appropriate Zoning Certificate, Building Permit, Engineered Lot Grading
Plan, if required, be obtained only after:
i. The Committee's decision becomes final and binding, as provided for within
the Planning Act R.S.O. 1990, c.P. 13.;
4. And that the applicant be advised of the Committee's decision under the Director,
Development Services' signature.
