Notice of Public Meeting for a
Proposed Amendment to the Zoning By-law
of the Township of Oro-Medonte

Take notice that the Township of Oro-Medonte deemed the following application to amend Zoning
By-law No. 97-95, as amended, a "Complete Application" pursuant to the Planning Act on the 4th
day of January, 2017.
And take notice that the Development Services Committee of the Corporation of the Township of
Oro-Medonte will hold a Public Meeting on Wednesday, February 1, 2017, at 5:30 p.m. in the
Municipal Council Chambers. The purpose of the Public Meeting is to notify the public and to
obtain public comments on a proposed Amendment to the Zoning By-law.
The subject lands are described as Part of Lots 22 and 23, Concession 10. A key map
illustrating the location of the subject lands, and a copy of the applicant's site plan including the
lands affected by the Amendment, are included with this Notice.
The purpose and effect of the proposed Zoning By-law Amendment is to comply with a
condition imposed by the Township's Development Services Committee with respect to Consent
Application 2016-B-18. The retained portion of the lands are presently zoned Agricultural/Rural
(A/RU) and is proposed to be rezoned to a site-specific Agricultural/Rural Exception # (A/RU*#)
Zone to prohibit residential use. The severed portion of the lands which supports the existing
single detached dwelling and presently zoned Agricultural/Rural (A/RU) is not subject to the
rezoning and will result in a 1.1 hectare (2.8 acre) residential lot, zoned Agricultural/Rural
(A/RU).
Any person may attend the public meeting and/or make written or verbal representation either in
support of, or in opposition to, the proposed Zoning By-law Amendment. Written comments by
any person unable to attend the meeting should be mailed/faxed/e-mailed to the Secretary -
Treasurer, The Corporation of the Township of Oro-Medonte to be received no later than 12:00
p.m. noon on February 1, 2017. Please ensure that you include your name and address so that
you may be contacted if necessary.
If a person or public body does not make oral submissions at the public meeting or make written
submissions to the Secretary -Treasurer, The Corporation of the Township of Oro-Medonte before
the proposed Zoning By-law Amendment is passed or refused, the person or public body is not
entitled to appeal the decision of the Council of the Township of Oro-Medonte to the Ontario
Municipal Board and may not be added as a party to the hearing of an appeal before the Ontario
Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
The application is part of the public record and is available to the public for viewing/inspection
between 8:30 a.m. and 4:30 p.m. at the Township of Oro-Medonte Administration Building and
available on the Township's website www.oro-medonte.ca. Any person wishing further
information or clarification with regard to the application or to arrange to inspect the application
should contact the Planning Division at 705-487-2171. Individuals who submit letters and other
information to Council and its advisory bodies should be aware that all information, including
contact information, contained within their communications may become part of the public
record and may be made available through the agenda process which includes publication on
the Township's website.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the
proposed Zoning By-law Amendment, you must make a written request.

for Don Hubbert which is being proposed within Hiawatha First Nation's Traditional and Treaty
Territories. Hiawatha First Nation appreciates that the Township of Oro Medonte recognizes
the importance of First Nations Consultation and that your office is conforming to the
requirements within the Duty to Consult Process. The correspondence Hiawatha First Nation
has received is not considered meaningful consultation but rather information sharing.
As per the Hiawatha First Nation Consultation Protocol, your proposed project is deemed to
have little, if any, impact on Hiawatha First Nation's traditional territory and/or rights. The
documents pertaining to this file have been read and at this time Hiawatha First Nation has no
concerns with the zoning by-law amendment.
Hiawatha First Nation reserves the right to provide additional comment should further
development result in additional potential impact on our traditional territory and rights. Please
