Take notice that the Township of Oro-Medonte deemed the following applicationto amend Zoning
th
By-law No. 97-95, as amended, a Complete Application pursuant to the Planning Acton the 4
day of January, 2017.
And take noticethat the Development Services Committee of the Corporation of the Township of
Oro-Medonte will hold a Public Meeting on Wednesday,February 1, 2017, at 5:30p.m.in the
Municipal Council Chambers. The purpose of the Public Meeting is to notify the publicand to
obtain publiccomments on aproposed Amendment tothe Zoning By-law.
The subject landsare described as Part of Lots 22and 23, Concession 10.A key map
illustrating the location of the subject lands, and a copy of the applicants site plan including the
lands affected by the Amendment, are included with this Notice.
The purposeand effect of the proposed Zoning By-law Amendment is to comply with a
condition imposed by the Townships Development Services Committee with respect to Consent
Application 2016-B-18. The retained portion of the lands are presently zoned Agricultural/Rural
(A/RU) and is proposed to be rezoned to a site-specific Agricultural/Rural Exception # (A/RU*#)
Zone to prohibit residential use. The severed portion of the lands which supports the existing
single detached dwelling and presently zoned Agricultural/Rural (A/RU) is not subject to the
rezoning and will resultin a 1.1 hectare (2.8 acre) residential lot, zoned Agricultural/Rural
(A/RU).
Any personmay attend the public meeting and/or make written or verbal representation either in
support of, or in opposition to, the proposed Zoning By-law Amendment. Written comments by
any person unable to attend the meeting should be mailed/faxed/e-mailed to the Secretary-
Treasurer, The Corporation of the Township of Oro-Medonte to be received no later than 12:00
p.m. noon on February 1, 2017. Please ensure that you include your name and address so that
you may be contacted if necessary.
If a person or public body does not make oral submissions at the public meeting or make written
submissionsto the Secretary-Treasurer, The Corporation of the Township of Oro-Medonte before
the proposed Zoning By-law Amendment is passed or refused, the person or public body is not
entitled to appeal the decision of the Council of the Township of Oro-Medonte to the Ontario
Municipal Board and may not be added as a party to the hearing of an appeal before the Ontario
Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
The application is part of the public record and is available to the public for viewing/inspection
between 8:30 a.m. and 4:30 p.m. at the Township of Oro-Medonte Administration Buildingand
available on the Townships website www.oro-medonte.ca. Any person wishing further
information or clarification with regard to the application or to arrange to inspect the application
should contact the Planning Division at 705-487-2171. Individuals who submit letters and other
information to Council and its advisory bodies should beaware that all information, including
contact information, contained within their communications may become part of the public
record and may be made available through the agenda process which includes publication on
the Townships website.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the
proposed Zoning By-law Amendment, you must make a written request.

has received is not considered meaningful consultation but rather information sharing.
As per the Hiawatha First Nation Consultation Protocol, your proposed project is deemed to

Individual Lot Grading Plans will be required at the Zoning review stage of the Building
Permit Process, as such, the following
comments regarding the above noted Severance Applications should be considered:
1. A Conceptual Drainage Plan outlining the overall grading details for the 6
proposed and 3 existing Lots should be required.
2. It should be noted that there is significant drainage along Warminster Sideroad
and adequately sized driveway culverts
will be required to ensure proper drainage continues post-development.

We have reviewed the application for the severances 2017-B-01 to 2017-B-06.
We have no objections to the creation of these single family building lots.
The usual Township requirements for building and septic permits would apply.
Please note:
The size of a single family home may be limited by the lot area available for the
installation of a septic system.
Lot development shall accommodate all buildings and appropriate septic design.
The septic design is to comply with Ontario Building Code requirements.

Comments from Lisa McNiven (Operations) and David Saunders (Development
Engineering) regarding the above noted Minor Variance Application:
1.A Registered Easement (over the entire width of the one specific frontage on a
designated unopened Road Allowance)
should be in place allowing for an adequate (e.g. 6.0m wide) with a compacted
granular based driveway, suitable to
Fire and Emergency Services toaccess the property.
2.The Driveway (as part of the easement described above) shall be maintained
fullyby the applicant benefiting from the easement.
3.An Entrance Permit shall be required to accommodate access to the Property
from the Deeded Easement.
4.Adequate drainage provisions shall be incorporated into both the Easement and
Driveway configuration,
at the applicants cost and acceptable to the Operations Department.
5.An Engineered Lot Grading Plan shall be required to account for / ensure proper
drainage provisions are incorporated into the residential grading
and within the design of both the Easement and Driveway for which separate
Permits are required.
Further comments or specifications may be provided by either Fire or Operations as to
specifications.

Thank you for circulating a copy of the Minor Variance Application and supporting
information for the above-noted property to this office. The application is seeking to
change the use of an existing building located on the subject lands, from its current use
as a sales centre to a proposed banquet room. Relief from Future Development
Exception 68 (FD*68) Zone which restricts uses to those that existed on the effective
date of this By-law are permitted on those lands.
Planning staff have no objection to the proposed Minor Variance Application.

02 for 3101 Line 3 Northwhich isbeing proposed within Hiawatha First Nations Traditional
and Treaty Territories. Hiawatha First Nation appreciates that the Township of Oro-Medonte
recognizes the importance of First Nations Consultation and that your office is conforming to
the requirements within the Duty to Consult Process. The correspondence Hiawatha First
Nation has received is not considered meaningful consultation but rather information sharing.
As per the Hiawatha First Nation Consultation Protocol, your proposed project is deemed to
havelittle, if any,impactonHiawatha First Nations traditional territory and/or rights.
Hiawatha First Nation reserves the right to provide additional comment should further
development result in additional potential impact on our traditional territory and rights. Please
be aware that while we request to be kept appraised throughout all phases of this project, we
may not always have representation at all stakeholders meetings.
