a) Notice of Public Meeting for Proposed Amendments to the Zoning By -Law of the
Township of Oro-Medonte, 2016-ZBA-09, Township of Oro-Medonte General
Amendment.
Due to technical difficulties, there is no digital recording of the public meeting.
Deputy Mayor Hough called the meeting to order at 6:55 p.m. and explained the public
meeting is being held in accordance with Section 34 of the Planning Act, to obtain public
comment with respect to a proposed Zoning Development Application. The purpose of
Application 2016-ZBA-09 is to review and obtain public input on draft amendments to
the Township's Comprehensive Zoning By -Law No. 97-95.
Notice of the Public Meeting was circulated to the appropriate agencies, posted on the
Township's website and posted in the surrounding newspapers on or before December
17, 2016.
The following correspondence was received: Simcoe County District School Board
dated December 16, 2016; Ian Veitch, Board Member, Horseshoe Valley Property
Owners Association dated January 4, 2017.
Andria Leigh, Director, Development Services explained the purpose and effect of the
proposed amendment. A PowerPoint presentation was presented.
The following public persons offered verbal comments with respect to the proposed
amendment: None.
Deputy Mayor Hough advised that additional deputations to the Committee or Council
regarding this application may be permitted, but only for the introduction to new
information not already presented through the Public Meeting process.

The following public persons offered verbal comments:
Nancy Pigden provided comments with respect to the rural nature of the community,
wildlife, tree stress/removal, decrease of property values, privacy concerns, property
line concerns to move between dwellings, flooding/drainage, septic/water, potentially
building a home without a variance, and comparison of 50 and 100 foot frontages.
Marty Pigden provided comments with respect to tree preservation, hedge/privacy
concerns.
Janet DeWall provided comments with respect to distance between dwellings and
retaining the 3 metre setback.

relief from the interior side yard setback to 2 metres for the dwelling and not 1.45 metres
as proposed.

a minimum side yard setback on each side of 1.45 metres (4.75 feet) on lands located
on Lot 12, Plan 653 (101 Robinson Street), Township of Oro-Medonte, be deferred.

2. That Minor Variance Application 2016-A-37 by Caroline and Richard Joch
specifically to permit the construction of a detached garage with a minimum side
yard setback of 1.45 metres (4.75 feet) and the construction of a detached dwelling
with a minimum side yard setback on each side of 1.45 metres (4.75 feet) on lands
located on Lot 12, Plan 653 (101 Robinson Street), Township of Oro-Medonte, be
approved.
3. That the following conditions be imposed on the Committee's decision:
a) That notwithstanding Table 131 of Zoning By-law 97-95, the proposed detached
dwelling shall otherwise comply with all other applicable provisions of the Zoning
By-law;
b) That notwithstanding Section 5.1.3 d) of Zoning By-law 97-95, the proposed
detached garage shall otherwise comply with all other applicable provisions of
the Zoning By-law.
c) That the proposed single detached dwelling and detached garage be
substantially and proportionally in conformity with the dimensions as set out on
the application and sketches submitted and approved by the Committee;
d) That an Ontario Land Surveyor verify by pinning the foundation wall of the single
detached dwelling and detached garage in writing by way of survey/real property
report, prior to the pouring of the footing and if no footing, the foundation, that the
single detached dwelling and detached garage is located no closer than 1.45
metres (4.75 feet) from the interior lot lines;
e) That the applicant maintains and preserves the existing vegetative buffer on the
interior property lines, or replace with a similar vegetative buffer if destroyed;

adopted.
2. That Minor Variance Application 2016-A-38 by Priit Toomas Kalvik, specifically to permit the
construction of a single detached dwelling with a front yard setback of 4.98 metres (16.3
feet) on lands located on Lot 11, Plan 920, Township of Oro-Medonte, known as 41 Moon
Point Drive, be approved.
3. That the following conditions be imposed on the Committee's decision:
a) That notwithstanding Table B1 of Zoning By-law 97-95, the proposed single detached
dwelling shall otherwise comply with all other applicable provisions of the Zoning By-law;
b) That the proposed buildings/structures and landscaping on the property be substantially
and proportionally in conformity with the dimensions as set out on the application and
approved by the Committee;
c) That an OLS verify by pinning the foundation wall and verifying in writing by way of
survey/real property report, prior to the pouring of the footing and if no footing, the
foundation, that the single detached dwelling is located no closer than 4.98 metres (16.3
feet) from the front lot line;
d) That the applicant obtains a permit from the LSRCA for any development and site
alteration to the property in accordance with the LSRCA's letter dated December 20,
2016;
e) That the appropriate Zoning Certificate, Engineered Lot Grading Plan, and Building
Permit be obtained from the Township only after the Committee's decision becomes final
and binding, as provided for within the Planning Act R.S.O. 1990, c.P. 13.
