A By-law to amend the zoning provisions which apply to lands at
Part of Lot 24, Concession 8 (Oro)
Township of Oro-Medonte
2012-ZBA-14 (1160895 Ontario Ltd. (Oro Station Subdivision))
Whereas the Council of the Corporation of the Township of Oro-Medonte is empowered
to pass By-laws to regulate the use of land pursuant to Sections 34 and 36 of the Planning
Act, R.S.O. 1990, c.P.13;
And Whereas Council deems it appropriate to rezone the subject lands.
Now Therefore the Council of the Township of Oro-Medonte hereby enacts as follows:
Schedule `A4' to Zoning By-law 97-95, as amended, is hereby further
amended by changing the zone symbols applying to the lands located in Part
of Lot 24, Concession 8 (Oro), Township of Oro-Medonte, as shown on
Schedule "A" attached to and forming part of this to this By-law, from the
Agricultural/Rural (A/RU) Zone and from the Agricultural/Rural Exception 15
(A/RU*15) Zone to as follows:
a) Parts 1, 2 and 3 are hereby rezoned to a Residential One — Hold (R1 (H))
Zone;
b) Part 4 is rezoned to an Open Space Exception 271 (OS*271) Zone; and
c) Part 5 is rezoned to an Open Space (OS) Zone.
2. Section 7 — Exceptions of Zoning By-law 97-95, as amended, is hereby further
amended by adding the following subsection:
"7.271 *271 — (Stormwater management and water supply uses, buildings
and structures)
Notwithstanding Table A5, permitted uses in the OS*271 Zone are limited to
stormwater management and water supply uses, buildings and structures.
3. That the Holding Provision shall be removed only after the appropriate
Subdivision Agreement is approved and registered by the Township and the
Plan of Subdivision is registered.
4. This By-law shall come into effect upon the date of passage hereof, subject to
the provisions of the Planning Act, as amended.
By -Law read a First, Second and Third Time, and Passed this 7th Day of September,
2016.

Explanatory Note to By-law No. 2016-133
The purpose of the Zoning By-law Amendment is to rezone approximately 5.35 hectares
(13.2 acres) of land in Part of Lot 24, Concession 8 (Oro), Township of Oro-Medonte,
County of Simcoe, Agricultural/Rural (A/RU) Zone and from the Agricultural/Rural
Exception 15 (A/RU*15) Zone to Residential One (R1(H)), Open Space (OS), and Open
Space Exception 271 (OS*271) Zones to permit single family residential lots. The lands
are zoned with a Holding (H) provision that is not to be removed until such time as all
development related matters, including servicing, the execution of a Subdivision
Agreement and the issuance of a Certificate of Substantial Completion have been
addressed to the satisfaction of the Township of Oro-Medonte.
