Deputy Mayor Hough called the meeting to order at 5:32 p.m. and explained the public
meeting has been called in accordance with Section 34, of the Planning Act, to obtain
public comment with respect to a proposed Development Application. Zoning By-law
Amendment application 2016-ZBA-04 proposes to construct a Garden Suite (second
dwelling unit) on the subject property known as 2309 Penetanguishene Road, on a
temporary basis for a period of 10 years.
Notice of the Public Meeting was mailed to landowners within 120 metres of the
specified site on May 12, 2016 and a notice sign was posted on the subject property on
or before May 17, 2016.
The following correspondence was received: Simcoe County District School Board
dated May 13, 2016; Township of Oro-Medonte Building Division dated May 16, 2016;
County of Simcoe, Transportation and Engineering Department and Planning

Deputy Mayor Hough called the meeting to order at 5:42 p.m. and explained the public
meeting is being held in accordance with Section 34 and 51 of the Planning Act to
obtain public comment with respect to proposed Development Applications. The
purpose of Application 2016 -SUB -01 is to consider a proposal for a Draft Plan of
Subdivision comprised of 73 residential units (25 single detached dwelling lots and 48
freehold townhouse units). The purpose of Application 2016-ZBA-01 is to consider a
proposal to amend the Zoning By-law for the lands from the current Residential One
Exception 140 Exception (R1 *140) Zone to the following two new zones:
1) Residential One (R1) Exception Zone (for the proposed single detached dwellings);
and
2) Residential Two (R2) Exception Zone (for the proposed freehold townhouses).

an additional venue for public comments regarding a related Integrated Class
Environmental Assessment. Josh Maitland, Project Engineer, Greenland International
Consulting Ltd., on behalf of the applicant, provided an overview.

existence.

zoning and slope of land, safety concerns at the intersection visually and speeding
concerns.
Deputy Mayor Hough advised that additional deputations to the Committee or Council

a) That the severed lands, be merged in title with the abutting property to the east at
7 Barrie Terrace.
b) That Section 50(3) and 50(5) shall apply to any subsequent conveyance of, or
other transaction involving, the identical subject parcel of land. Therefore, once
the subject parcel of land has been conveyed to the owner of the abutting parcel
to the east, the subject parcel and the said abutting parcel shall merge in title and
become one parcel of land. A solicitor's written undertaking shall be provided to

East, subject to the following conditions:
a) That one copy of a Registered Reference Plan of the subject lands prepared by
an Ontario Land Surveyor be submitted to the Committee Secretary -Treasurer;

It is recommended:
1. That Report No. DS2016-048, Derek Witlib, Manager, Planning Services re:
Application: 2011 -SUB -02 Subdivision Agreement (Owen Estates) with South Shore
Isabella Estates Inc., Part of Lots 5, Concession 14 (Medonte), Township of Oro-
Medonte be received and adopted.
2. That the Township of Oro-Medonte enters into a Subdivision Agreement with South
Shore Isabella Estates Inc., upon receipt of:
a) All of the requirements contained in Section 3.1 of the Subdivision Agreement;
b) The appropriate Letter of Credit;
c) Cash -in -lieu of parkland dedication; and
d) Clearance letter from the Simcoe Muskoka Catholic District School Board.
3. That the Clerk bring forward the appropriate By-law for Council's consideration to
enter into a Subdivision Agreement with South Shore Isabella Estates Inc.
4. That the Township Solicitor proceed with the registration of the subdivision
agreement and related documents/transfers once the Subdivision Agreement is
signed by the Mayor and Clerk.
5. And that the applicant be advised of the Committee's decision under the Director,
Development Services' signature.
