Consent application 2016-B-01 proposes the creation of one (1) lot for future single
detached residential use on the lands located at 257 Moonstone Road East. Zoning By-
law Amendment application 2016-ZBA-02 proposes to rezone the severed parcel from
Local Commercial (LC) Zone to Residential One Exception (R1*##) Zone.
Notice of the Public Meeting was mailed to landowners within 120 metres of the site on
March 21, 2016 and a notice sign was posted on the subject property on or before
March 21, 2016.

public comment with respect to a proposed Development Application. Zoning By-law
Amendment application 2016-ZBA-03 proposes to rezone the lands located at 1705
Mount St. Louis Road East from Agricultural/Rural (A/RU) to a site specific
Agricultural/Rural Exception (A/RU*##) Zone on the lands located at 1705 Mount St.
Louis Road East.

The Ministry of Transportation has reviewed Minor Variance Application 2016-A-07 to
permit 3 Model Homes at the South Shore Isabella Estates site near Highway 12 and
Warminster Sideroad. After review, please be advised the Ministry has no concerns.
With that said, the applicant is advised that should the variance be approved and the
draft plan be registered, an MTO Building and Land Use Permit will be required to
construct th
stretch of Highway 12.
I trust the above is clear, however if you have any comments or concerns, please feel

Dear Sir,
We want to oppose again the construction of residential housing on the subject property
between Oakmont Ave and the 9th Tee of the golf course. This will require the removal of
many more trees in this already desert like area and take away the beauty of the area and our
privacy, both of which were main reasons for our moving to Oro Medonte.
Before any new construction will be approved by the Township, the presently cleared area, as
shown below, must be completed. There is already much more clear-cutting going on in
extension of Landscapes Drive all the way to Line 4. Yes, this was always foreseen and we
had excepted that fact but it must be done in an orderly manner. Build one phase, complete it
and then start the next phase. We have been living in a construction environment for many
years and are still suffering from blowing sand, dirt and garbage.
Please have the contractors fill-in the open sand-dirt area and complete it before continuing in
more areas, especially before cutting more trees, which provide beauty and privacy (what ever
is left of it). Please stick to the Mission Statement of Oro Medonte!!!
We also support the letter of Melissa Petlichkov and letter or presentation of Ami and Drew
Patterson. Sadly, We will not be able to attend the meeting on 4 May, since we are away. For
completeness, I have attached again my presentation at the Township meeting on 13 August,
2015.

Hello Oro-Medonte Township,
My name is Melissa and I am writing you to voice my concern and discontent in regards to the
potential new lots on Oakmont (Block 62 of Plan M-1035). I moved to Horseshoe last October
and came to this area to have some privacy and enjoy nature. It has sadden me greatly to see
the direction to which the development of Horseshoe Ridge has taken. The total clear cutting
of the trees in our area has been completely unneeded and avoidable. We choose to live in a
community which is surrounded by nature; this is why we are here. Cookie cutter houses and
the integrity of our community is being
destroyed.
The proposed lots on Oakmont will create massive drainage problems and also change the
landscape of our community greatly as I can only imagine the amount of trees that will be
removed to make room for more building. While trees are growing, they help to trap and retain
water, along with precious topsoil. When trees are removed, water runs over the surface of the
earth rather than filtering into the aquifer. The water runoff can cause flooding, and take
valuable topsoil with it; we currently already have issues with this in our community. Removing
all the large trees also eliminates essential habitat for some wildlife.
Please do consider the people within our community, our lifestyles and the nature which
surrounds us. A small park nestled amongst the remaining trees for the large population of
children in our neighborhood would be much more fitting along this section of Oakmont.

away from home at the time of the Public Meeting so please consider this as my written
submission as defined in the Planning Act. I have retained assistance in reviewing this
application and put forward written comments as follow:

We live in the Highlands of Horseshoe and have just been informed that you are considering
clear-cutting the patch of tall, stately, established trees at Oakmont and Tanglewood in
Horseshoe. There is no need to do this and would represent complete laziness on the part of
the builder and Oro-Medonte Township for allowing it. Surely they can build around the
trees. The trees were here before us and deserve our respect instead of treating them like
trash in the way of making another dollar.
Come on....it was Earth Day on Friday. Please lead by example to all the children in the
neighbourhood. We will be watching.

· Our neighborhood is in desperate need of a community space the only decent park

FULL of families with children and there is NOWHERE for children to play. This section
being proposed in this plan would be a GREAT community space.
· When we bought these homes in this neighborhood the original plan was to leave it
as a green space! Also, there was a plan for a community center honestly to build
MORE townhomes in this section of land feels like a betrayal by the township.
· We want the township to support the residents in this neighborhood as we want to
see a community built and not just homes built.
· The style of building (clear-cutting) DOES not reflect the ambiance of the community.
We love nature, we love privacy, we love trees.
· We are calling out to the township that we pay HIGH taxes to FOR HELP! Please
support the residents in this neighborhood literally no one wants this!
· Come drive around our neighborhood and count the FOR SALE signs people are
leaving over this issue!

We have received information that a builder is requesting to clear cut trees at the top of the
ninth holes (Oakmont Drive) in order to build semi-detached homes. This would change the
landscape significantly and in my opinion should be left in tack. With the amount of building
happening in this area it is very important to keep some of the local landscape which included
the trees. We would ask that the township consider this matter very carefully as the trees in
this case provide badly needed protection from the winds and weather elements. We
purchased our home in this area to enjoy the green spaces and to enjoy nature not city
suburbia. As there is a significant amount of building happening in this area all builders
should be required to minimize the destruction of the natural green areas.
The township has actively promoted green spaces and we would encourage caution
deliberation when it comes to further destruction of the natural beauty of trees in this area.

We have notice a lot of trees had been cut and clear and a constant activity in the mentioned

Totally against this non sens project.
The forest again is destroyed for a builder.
The builder would like to CLEARCUT all of the trees.
The CLEARCUT had already started, so this seems obvious the builder got the permission
somewhere.
How come the Bylaw mentioned that owners cannot even cut live trees on their own properties
but someone can authorize a builder for such a natural and environmental disaster?
The answer seems clear, to bring tax payers, to which cost then?
This project should had been presented to HVPOA and the population consulted for major
intervention.

In all honesty I'm finding it more difficult to enjoy living here. I moved up here from Toronto for
a reason. Clear cutting forest when it was suppose to stay untouched is cowardly, disrespectful
and flat out wrong. It spits in the face of existing residents who bought here only to find
promises broken down the road. Clear cutting for semi-detached homes? What's next? Cutting
in to Simcoe county forests? More people equals more traffic, more congestion and a reduced
sense of community. I strongly oppose this development.

Re the public meeting to be held May 4, 2016 regarding the above application, please refer to
comments sent you in August 2015 when this request was last reviewed by the Township.
The following points still apply:
1. This application is premature: there are still many unsold lots in the subdivision which the
owner does not appear to be actively marketing. The land has been stripped of all vegetation
and topsoil which has led to erosion, dust storms, silt overflow onto adjacent lands and other
environmental problems. The existing lots should be either developed or rehabilitated prior to
any new lots being approved for this plan. The original topsoil is available, having been stored
adjacent to the lots currently built.
2. Your OP does not seem to contemplate consent applications leading to new lots: this
request certainly would.
3. The notice of application does not include a new, proper survey of the layout of the actual
consent being applied for. I know that the applicant had the property resurveyed in September
2015. Your Councillors should not consider the application until they (and the public) have a
chance to review that current survey.

Currently there is nowhere in the area for children to safely play and it was my understanding
that this was designated green space.
I am highly opposed to the plan to develop area into town homes this and feel this area must
remain green space or have it converted to a park for the children of the area.
Also I am writing you requesting explanation on the astronomical increase in the water bills.
My water bill went from:
$749.32 in 2012 to
$761.38 in 2013 to
$1,220.23 in 2014
and $2,171.06 in 2015
I have called the township to request a reasonable and fair explanation for this increase and
have had no such response.
