A By-law to amend the zoning provisions which apply to lands within All of the
East Half of Lot 5, Concession 3, Part of the West Half of Lot 5, Concession 3, Part of Lot
5, Concession 4, and Part of the Road Allowance between Concessions 3 and 4
(Oro), Township of Oro-Medonte, County of Simcoe, 1552 Bass Lake Side Road West

Whereas the Council of the Corporation of the Township of Oro-Medonte is empowered
to pass By-laws to regulate the use of land pursuant to Section 34 of the Planning Act,
R.S.O. 1990, c.P.13;
And Whereas the Council of the Corporation of the Township of Oro-Medonte has
determined a need to amend the zoning for land known municipally as 1552 Bass Lake
Side Road West;
And Whereas the Council of the Corporation of the Township of Oro-Medonte deems the
said application to be in conformity with the Official Plan of the Township of Oro-Medonte,
as amended, and deems it advisable to amend the Zoning By-law.
Now Therefore the Council of the Township of Oro-Medonte hereby enacts as follows:
1. Schedule `A15' to Zoning By-law 97-95, as amended, is hereby further amended
by changing the zone symbol applying to the subject lands from the
Agricultural/Rural (A/RU) and Institutional (1) Zones to the Residential One (R1),
Rural Residential One Exception 262 (RUR1 *262), Open Space (OS), and Open
Space (OS*263) Zones as shown on Schedule `A' attached hereto and forming
part of this By-law.
2. Section 7- Exceptions of Zoning By-law 97-95 as amended is hereby further
amended by adding Subsection 7.262 as follows:
"7.262 *262 - All of the East Half of Lot 5, Concession 3, Part of the West
Half of Lot 5, Concession 3, Part of Lot 5, Concession 4, and Part of the
Road Allowance between Concessions 3 and 4, 1552 Bass Lake Side
Road West
Notwithstanding the provisions of Table B1, the following zone provisions
apply on the lands denoted by the symbol *262 on the schedules to this By-
law:
i) minimum lot area required is 0.2 hectares (0.49 acres)
ii) Minimum required front yard 8 metres
iii) Minimum required exterior side yard 7.5 metres
iv) Minimum required interior side yard 4.5 metres"
3. Section 7- Exceptions of Zoning By-law 97-95 as amended is hereby further
amended by adding Subsection 7.262 as follows:
"7.263 *263 - All of the East Half of Lot 5, Concession 3, Part of the West Half
of Lot 5, Concession 3, Part of Lot 5, Concession 4, and Part of the Road
Allowance between Concessions 3 and 4,1552 Bass Lake Side Road West
Notwithstanding the provisions of Table A5 — Open Space Zone, the following
uses are permitted on the lands denoted by the symbol *263 on the schedules
to this By-law:
i) A Water Treatment Plant is permitted"
4. This by-law shall take effect on the final passing thereof in accordance with the
provisions of the Planning Act, R.S.O. 1990 c. P. 13, as amended.
By-law read a First, Second and Third time, and Passed this 13th day of August,
2015.

Explanatory Note to By-law No. 2015-150
The purpose of the Zoning By-law Amendment is to rezone approximately 45.77 hectares
(113 acers) of land in the East Half of Lot 5, Concession 3, Part of the West Half of Lot 5,
Concession 3, Part of Lot 5, Concession 4, and Part of the Road Allowance between
Concessions 3 and 4 (Oro), Township of Oro-Medonte, County of Simcoe, 1552 Bass
Lake Side Road West from the Institutional (1) and Agricultural/Rural (A/RU) Zones to the
Residential One (R1), Rural Residential One Exception 262 (RUR1 *262), Open Space
(OS), and Open Space Exception 263 (OS*263) Zones to permit single family residential
lots with varying frontages and areas. The lands are zoned with a Holding (H) provision
that is not to be removed until such time as all development related matters, including
servicing, the execution of a Subdivision Agreement and the issuance of a Certificate of
Substantial Completion have been addressed to the satisfaction of the Township of Oro-
Medonte.
