NOTICE OF PUBLIC MEETING
FOR PROPOSED AMENDMENT
TO THE ZONING BY-LAW
OF THE TOWNSHIP OF ORO-MEDONTE
Application: 2014-ZBA-18 (Greg & Nadia Bell)
TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a
Public Meeting on Wednesday, December 10, 2014 at 7:00 pm in the Municipal Council
Chambers, located at 148 Line 7 South, Oro-Medonte. The purpose of the Public Meeting is to
obtain public comments on a proposed Amendment to the Zoning By-law, under Section 34 of the
Planning Act, R.S.O. 1990 c. P. 13.
The purpose of the proposed Zoning By-law Amendment is to amend the zoning of the lands
located at 2937 Ridge Road West, Con 2, Pt Lot 2 RP 51 R 31848 Part 1 RP 51 R 33292, Pts 3
and 4, formerly in the Township of Oro, in the Township of Oro-Medonte.
The Amendment has been requested concurrently with a Consent Application 2014-B-22
submitted to the Committee of Adjustment for a boundary adjustment/lot addition that proposes
to merge a portion of the subject lands (approximately 0.95 ha (2.3 acres)) with the lands
located at 2891 Ridge Road West. The retained lands are the subject of this Zoning By-law
Amendment application, are currently subject to a Site Specific Shoreline Residential and Site
Specific-Agricultural/Rural zone (SR"142 and A/RU`142). Exception 142 requires a minimum lot
frontage of 79 metres (259.18 feet) and a minimum lot area of 3.2 hectares (7.9 acres) and is
proposed to be amended to a minimum lot frontage requirement of 60 metres (196 feet) and a
minimum lot area requirement of 1.9 hectares (4.8 acres).
A key map illustrating the location of the subject lands and the area subject to the proposed
ANY PERSON may attend the public meeting and/or make written or verbal representation either
in support of, or in opposition to, the proposed Amendment. If a person or public body that files an
appeal of a decision of the Township of Oro-Medonte in respect of the proposed Amendment does
not make oral submission at the Public Meeting, or make written submissions to the Township
before the proposed Amendment is adopted, the Ontario Municipal Board may dismiss all or part
of the appeal

Meeting with regard to the proposed zoning by-law amendment. We understand that the purpose and
effect of this application is to amend the current zoning of this property to allow for a minimum lot
frontage of 60 metres and a minimum lot area requirement of 1.9 hectares.
The LSRCA has reviewed this application in the context of the Provincial Policy Statement (PPS), the Lake
Simcoe Protection Plan (LSPP), and Ontario Regulation 179/06 under the Conservation Authorities Act.
Based on our review it appears that this property contains significant woodland and is located on the
shoreline of Lake Simcoe. This property is subject to Ontario Regulation 179/06 of the Conservation
Authorities Act due to its proximity to the shoreline of Lake Simcoe and its associated natural hazards. A
permit from our offices will be required for any development or site alteration within the regulated lands.
Based on our review, we have no objection to any approval of this application. If you have any questions,
