1. Opening of Meeting:
Roy Hastings assumed the Chair and called the meeting to order.
2. Adoption of the Agenda:
a) Motion to Adopt the Agenda.

Application for relief from maximum lot coverage permitted for an accessory building.

It is recommended that the Committee of Adjustment approve Minor Variance Application
2014-A-32, specifically, to permit the construction of an accessory building with an increased
lot coverage of 6.6 percent, and subject to the following conditions:
1. That, notwithstanding Section 5.1.5 of Zoning By-law 97-95, the proposed accessory
building shall otherwise comply with all other applicable provisions of the Zoning By -Law.
2. That the proposed buildings/structures and landscaping on the property be in conformity
with the dimensions as set out on the application and sketches submitted and approved by
the Committee.
3. That the applicant apply for and obtain a permit from the Lake Simcoe Region
Conservation Authority prior to any development or site alteration.
4. That an Ontario Land Surveyor provide verification to the Township of compliance with the
Committee's decision by 1) pinning the foundation wall and 2) verifying by way of
survey/real property report, prior to pouring of the foundation, that the accessory building
be no larger than 66.9 square metres (720 sq. ft.).
5. That the appropriate Zoning Certificate, Engineered Lot Grading Plan, and Building
Permits be obtained from the Township only after the Committee's decision becomes final
and binding, as provided for within the Planning Act R.S.O. 1990, c.P. 13.
6. And That all municipal taxes be paid to the Township of Oro-Medonte.

b) 2014-A-33 (Randy & Laurel -Ann Porter),

Application to increase maximum size of an accessory building.

It is recommended that the Committee of Adjustment approve Minor Variance Application
2014-A-33, specifically, to permit the construction of an accessory building with a maximum
floor area of 98.1 square metres (1056 square feet), and subject to the following conditions:
1. That, notwithstanding Section 5.1.6 of Zoning By-law 97-95 Maximum Floor area of a
detached accessory building, the proposed detached garage shall otherwise comply with
all other applicable provisions of the Zoning By -Law.
2. That the buildings and structures on the property be substantially and proportionally in
conformity with the dimensions as set out on the application and sketches submitted and
approved by the Committee.
3. That an Ontario Land Surveyor provide verification to the Township of compliance with the
Committee's decision by 1) pinning the footing and 2) verifying by way of survey/real
property report, prior to pouring of the foundation, that the detached accessory building
does not exceed a floor area of 98.1 square metres.
4. That the applicant obtain any permits and/or approvals required, from the Lake Simcoe
Region Conservation Authority.
5. And That the appropriate zoning certificate and building permit be obtained from the
Township only after the Committee's decision becomes final and binding, as provided for
within the Planning Act R.S.O. 1990, c.P. 13.

c) 2014-A-34 (Mike Smith),

Application for reduced interior side yard setback for an attached garage.
John Clarke, on behalf of applicant, was present.

It is recommended that the Committee of Adjustment approve Minor Variance Application
2014-A-34, specifically, to permit the construction of an addition with a reduced setback of 1.0
metre, and subject to the following conditions:
1. That, notwithstanding Table B1 (minimum interior side yard for single detached dwellings)
of Zoning By-law 97-95, the proposed addition shall otherwise comply with all other
applicable provisions of the Zoning By -Law.
2. That the proposed buildings/structures and landscaping on the property be in conformity
with the dimensions as set out on the application and sketches submitted and approved by
the Committee.
3. That an Ontario Land Surveyor provide verification to the Township of compliance with the
Committee's decision by 1) pinning the foundation wall and 2) verifying by way of
survey/real property report, prior to pouring of the foundation, that the addition (attached
garage) be located no closer than 1.0 metre from the interior side yard lot line.
4. That the applicant apply for and obtain a permit from the Lake Simcoe Region
Conservation Authority prior to any development or site alteration.
5. That the applicant enter into a Site Plan Control Agreement in accordance with Section
41(3)(a) of the Planning Act R.S.O. 1990, C.P. 13, as amended.
6. That the appropriate Zoning Certificate, Engineered Lot Grading Plan, and Building
Permits be obtained from the Township only after the Committee's decision becomes final
and binding, as provided for within the Planning Act R.S.O. 1990, C.P. 13, as amended.
7. And That all municipal taxes be paid to the Township of Oro-Medonte.

d) 2014-B-22 (Gregory & Nadia Bell),
2937 Ridge Road West,
Application for a boundary adjustment (sever and merge with lands to the east).
Colleen Phillips, on behalf of the applicant, was present.

Moved by Tupling, Seconded by Johnson
It is recommended that the Committee of Adjustment approve Consent Application 2014-B-22
to permit a boundary adjustment/lot addition, and subject to the following conditions:
1. That one copy of a Registered Reference Plan for the subject land indicating the severed
parcel be prepared by an Ontario Land Surveyor be submitted to the Secretary -Treasurer.
2. That the severed lands, with an area of approximately 0.4 hectares (1.0 acres) be merged
in title with the property at 2891 Ridge Road West, and that the provisions of Subsection 3
or 5 of Section 50 of The Planning Act apply to any subsequent conveyance or transaction
involving the subject land.
3. That the conditions stated in the correspondence from the Lake Simcoe Region
Conservation Authority dated November 7, 2014 be satisfied.
4. That the applicant apply for and obtain an amendment to the Township's Zoning By-law to
amend Exception 142 for the revised lot frontage and lot area requirements.
5. That the applicant's solicitor prepare and submit a copy of the proposed conveyance for
the parcel severed, for review by the Municipality.
6. That the applicant's solicitor provide an undertaking that the severed lands and the lands
to be enhanced will merge in title.
7. That all municipal taxes be paid to the Township of Oro-Medonte.
8. And That the conditions of consent imposed by the Committee be fulfilled within one year
from the date of the giving of the notice.
