A By -law to amend the zoning provisions which apply to lands within
Part of Lot 17, Concession 5 (Former Township of Medonte)
Township of Oro - Medonte

Whereas the Council of the Corporation of the Township of Oro - Medonte is empowered
to pass By -laws to regulate the use of land pursuant to Section 34 of the Planning Act,
R.S.O. 1990, c.P.13;
And Whereas Council deems it appropriate to rezone part of the north half of the subject
land from Environmental Protection (EP) Zone to Rural Residential 2 Exception Zone
(RUR2 * 244) to permit a single detached dwelling.
Now Therefore the Council of the Township of Oro - Medonte hereby enacts as follows:
Schedule `A22' to Zoning By -law 97 -95, as amended, is hereby further
amended by changing the zone symbol applying to the lands located within
Part of Lot 17, Concession 5 (Former Township of Medonte) Township of Oro -
Medonte, from Environmental Protection (EP) Zone to Rural Residential 2
Exception Zone (RUR2 * 244), as shown on Schedule A attached and forming
part of this By -law.
2. Section 7 ā Exceptions of Zoning By -law 97 -95 as amended is hereby further
amended by adding the following subsection:
7.244 *244 ā Part of Lot 17, Concession 5 (Former Township of Medonte)
Township of Oro - Medonte,
"Notwithstanding any other provision of this bylaw, the following provisions
shall apply to a single detached dwelling on the lands denoted by the symbol
*244 on the schedules to this By -law:
a) Minimum Lot Area within RUR2* 244
Zone 0.18 hectares
b) Minimum Lot Frontage within RUR2*
244 Zone 30 metres
c) Minimum setback from Top of Bank
located in an Environmental
Protection Zone, with Top of Bank
determined by the Nottawasaga
Valley Conservation Authority. 6 metres
d) Minimum Setback from the Edge of
Watercourse located in an
Environmental Protection Zone, with
Edge of Watercourse determined by
the Nottawasaga Valley Conservation
Authority. 15 metres
e) Minimum setback from Toe of Slope
located in an Environmental
Protection Zone, adjacent to the most
northerly boundary of the RUR2* 244
Zone for the first 20 metres as
measured easterly from and
perpendicular to the front lot line, with
Toe of Slope determined by the
Nottawasaga Valley Conservation
Authority. 15 metres
f) Minimum setback from Environmental
Protection Zone boundary 0.5 metres
3. This By -law shall come into effect upon the date of passage hereof, subject to
the provisions of the Planning Act, as amended.
By -Law read a First, Second and Third Time, and Passed this 23rd Day of April,
2014.
