The purpose of the Public Meeting is to obtain public comments on a proposed Amendment to the Zoning By-law, under Section 34 of the Planning Act, R.S.O. 1990 c. P. 13. THE PURPOSE of the proposed Zoning By-law Amendment is to amend the zoning of the lands located at 2101 Horseshoe Valley Road (County Road 22) and described as Concession 1, Part Lot 40 (Vespra), in the Township of Oro-Medonte. The subject lands are proposed to be rezoned from Institutional (1) Zone to Local Commercial (LC) Zone. The applicant is proposing a retail store within an existing building on the subject lands. A KEY MAP illustrating the location of the subject lands is included with this notice, along with a copy of the applicant's sketch. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of, or in opposition to, the proposed Amendment. If a person or public body that files an appeal of a decision of the Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the Public Meeting, or make written submissions to the Township before the proposed Amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal. Douglas Irwin, Clerk vov.,\V Q1�\ Re: Proposed Amendment to the Zoning By-law 2014-ZBA-03 (Peter Vasey) My name is Steve Watson and I am the owner of the property, which the Craighurst Foodland operates (2106 Horseshoe Valley Road). Our property is located directly across the street from the lands at 2101 Horseshoe Valley Road. I am opposed to the proposed Amendment of the Zoning By-law for the following reasons. Parking at this location will be very limited. There are five purposed parking spaces behind the building. If we have a winter like 2014 again where will they put the snow? Again limiting park spaces. Staff parking will take one to two spaces. Where the last parking spot is located you will not be able to turn around (well location) and will have to back out of the laneway onto a already very busy Horseshoe Valley Road. The overflow of parking will end up in our parking lot. When the parking spaces are full cars will be backing out of the laneway and parking on the road. There will be limit visibility because one quarter of the front of the building is on county property, which will raise road safety issues. - There in not enough room in the laneway to have an in and out lanes for turning. Traffic on Horseshoe Valley Road will be backed up. There will be very poor visibility. Traffic exiting from the Craighurst Foodland will be impacted as well. - Once Oro-Medonte changes the zoning it is changed forever. This location may not be busy right now but the next business to move in could impact even more on our location in regards to parking. There are very serious concerns for safety issues that Council should consider. The lack of visibly onto Horseshoe Valley Rd. The lack of a merging lane exiting the laneway onto Horseshoe Valley Rd.
