FOR PROPOSED AMENDMENT
TO THE ZONING BY -LAW
OF THE TOWNSHIP OF ORO- MEDONTE

TAKE NOTICE that the Council of the Corporation of the Township of Oro - Medonte will hold a Public
Meeting on Monday, August 26, 2013, at 9:30 a.m. in the Municipal Council Chambers. The purpose of
the Public Meeting is to obtain public comments on a proposed Amendment to the Zoning By -law, under
Section 34 of the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the proposed Zoning By -law Amendment is to amend the zoning of the lands
described as Part Block 88, Plan 51 M -367, Concession 7, Township of Oro - Medonte, municipally known
as 3375 Line 6 North. The subject lands are presently zoned Private Recreational Exception 44 (PR *44),
Private Recreational Exception 115 (PR *115), and Environmental Protection (EP) Zones. It is proposed
that a portion of the lands currently zoned Private Recreational Exception 44 be rezoned to a site specific
Residential zone to permit construction of one single detached dwelling.
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support
of, or in opposition to, the proposed Amendment. If a person or public body that files an appeal of a decision
of the Township of Oro - Medonte in respect of the proposed Amendment does not make oral submission at
the Public Meeting, or make written submissions to the Township before the proposed Amendment is
adopted, the Ontario Municipal Board may dismiss all or part of the appeal.
If you wish to be notified of the decision of the Township of Oro - Medonte in respect to the proposed Zoning
By -law Amendment, you must make a written request to the address below.

Essa Based upon our previous assessment of the site through the review of
consent applications 2011 -B -26 & B -27, the property contains a previously
Grey Highlands disturbed plateau area towards the roadside, woodland on significant slope
Innisfil areas with ground water seeps towards the toe of slope and the
Melancthon Provincially Significant West Coulson Swamp in lower portions of the
Mono property. We understand this application will facilitate the construction of
one single family dwelling on the property. In our previous
Mulmur correspondence, the NVCA recommended that development of this
New TeCUmseth property should be restricted to the disturbed tableland to protect
Oro - Medonte environmentally sensitive features on the property. Provided the area to be
Shelburne rezoned is restricted to the tableland as approximated on the attached
Springwater
aerial photograph, the NVCA has no objection to the approval of this
application.
Wasaga Beach
The NVCA believes the information presented within the Natural Heritage
Watershed Environmental Impact Study dated August 2011 prepared by Stantec
Counties Consulting Limited is sufficient to support the construction of a single
Dufferin family dwelling on the property.
Grey Please note our comments reflect Section 2.1.1 (Natural Heritage) of the
Simcoe Provincial Policy Statement whereby natural features and areas shall be
protected for the long term.

We advise that the property is under the regulatory jurisdiction of the NVCA whereby a
permit is required under the Conservation Authorities Act prior to development. Through
the permit process, sediment and erosion control measures would be implemented and
site alteration /disturbance would be restricted to the tablelands.

Thank you for circulating the above -noted application to the County of Simcoe for review and comment.
County Transportation and Engineering Department staff provides the following comments:
1. The County's Road Setback By -law No. 5604 prohibits the construction of permanent dwellings
or structures within 15 metres of the limit of County Road right -of -way. The County is
requesting that the following zoning provision be added to this site specific zoning by -law
amendment:
"No permanent buildings or structures shall be located or installed within 15 metres of the
limit of County Road No. 22 right -of -way, unless an exception to this requirement has
been approved in writing by the County of Simcoe, in accordance with the County Road
Setback By -law".
2. The County of Simcoe Entrance By -law No. 5544 regulates the construction, alteration or
change in the use of any private or public entranceway, gate or other structure or facility that
permits access to a County road. The by -law states that "Where a subdivision or individual lot
fronts on both a County Road and a Local Road, the entrance will be from the Local Road,
where feasible ".
The Applicant will not be allowed an entrance onto County Road 22. The entrance to the lot
must be from the Local Road.
Please provide the County with a copy of any decision relating to the approval of the zoning by -law

• The subject lands have a lot frontage along Line 6 North of
130.5 metres and a lot area of 2 hectares. The lands are
currently vacant, primarily wooded other than a disturbed
plateau area along the roadside of Line 6. East portions of
the property are located within the Provincially significant
wetland which is the reason for the exception zone to
develop within the existing plateau.
