1996-010 Adopt Official Plan Amendment no. 75 ; THE CORPORATION OF THE TOWNSHIP OF ORO-MEDONTE BY-LAW NO. 1996 - 10 A By-Law to Adopt Official Plan Amendment No. 75 to the Official Plan for the Township of Oro The Council of the corporation of the Township of Oro-Medonte, in accordance with the provisions of the planning Act, R.S.O. 1990 c.P. 13, hereby enacts as follows: 1. The attached explanatory text and schedule "A" which constitutes Amendment No. 75 to the Official Plan of the Township of Oro, is hereby adopted. 2. The Deputy Clerk is hereby authorized and directed to make application to the Ministry of Municipal Affairs for approval of Amendment No. 75 to the Official Plan of the Township of Oro. 3. The Constitutional statement The following Amendment to the Official Plan for the Township of Oro may consist of three parts. PART A - THE PREAMBLE - consisting of the purpose, location and basis for the Amendment and does not constitute part of the actual Amendment. PART B - THE AMENDMENT - consisting of the following text, constitutes Amendment No. 75 to the Official Plan of the Township of Oro. PART C - THE APPENDIX - consist of information pertinent to this Amendment in the form of background information. This section does not constititute part of the actual Amendment. TOWNSHIP OF ORO OFFICIAL PLAN AMENDMENT NO. 75 TO THE OFFICIAL PLAN OF THE . TOWNSHIP OF ORO AS ADMINISTERED BY THE TOWNSHIP OF ORO-MEDONTE PART A - THE PREAMBLE 1 . Purpose The purpose of this Amendment is to change the Official Plan designation from "Environmental Protection Area" to "Rural". 2. Location The lands affected by this amendment are described as East Half of Lot 15, Concession 8, former Township of Oro, County of simcoe, on the 15/16 side road west of concession Road 6. 3. Basis of Amendment The effect of this amendment is to redesignate lands from the "Environmental Protection Area" designation to the "Rural" designation. The lands to be redesignated are approximately 1.1 acres in area. A site inspection was conducted by the Ministry of Natural Resources on May 8, 1995 and determined that the property had been designated and mapped incorrectly; and, therefore, the information provided by the Ministry for the Municipality's general mapping was also incorrect and was required to be amended. The use proposed for this property is a single family dwelling which would be permitted through a severance of these lands. . PART B - THE AMENDMENT All of this part of the document entitled Part B - The Amendment, consisting of the following text, constitutes Amendment No. 75 to the Official Plan of the Township of Oro. DETAILS OF THE AMENDMENT 1. That Schedule E Map "6", Land Use Plan to the Official Plan of the Township of Oro, is hereby amended by redesignating the area as shown on Schedule "A", attached hereto from "Environmental Protection Area" to Rural". I Graham Findlay, Area Biologist and myself made a site inspection of the above property on May 8, 1995. The proposed severed parcel is located entirely within a block of planted red pine which is upland of the Hawkestone Wetland. There is no apparent runoff, seepage areas or stream corridors that would be adversely impacted by a residential use of the proposed severed parcel nor do we believe that the wetland on the proposed retained parcel would be adversely impacted. Based on our review, it is apparent that mapping for the Hawkestone Wetland is incorrect. We will be revising the mapping and will provide it to your office when it is available.
