The purpose of the Public Meeting is to obtain public comments on a proposed Amendment to the Zoning By- law, under Section 34 of the Planning Act, R.S.O. 1990 c. P. 13. THE PURPOSE of the proposed Zoning By -law Amendment is to amend the zoning of the lands, municipally known as 1391 Highway 11, in the Township of Oro - Medonte. The subject lands are presently zoned General Commercial (GC) Zone. The zoning standards are proposed to be amended to establish a site - specific standard to allow for the servicing and repair of motor vehicles. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of, or in opposition to, the proposed Amendment. If a person or public body that files an appeal of a decision of the Township of Oro - Medonte in respect of the proposed Amendment does not make oral submission at the Public Meeting, or make written submissions to the Township before the proposed Amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal. The specific and detailed comments related to the site plan would be provided when the owner decides to redevelop the site and formal Site Plan application process should be initiated. • The ministry has no objection to the Proposed Amendment to Zoning -By -Law however, the land affected is located within the ministry permit control area and therefore any future development and /or any addition to the existing building will require the ministry review and approval. As a part of the Site Plan review and approval process the owner will be required to submit a Site Plan, TIS Report, Site Grading /Site Servicing plan and /or Stormwater Management Report. All plans and reports must be stamped and signed. • MTO Building and Land Use permits are required prior to any grading /construction activity within 45m of Highway 11 limits, or within 395m radius of centrepoint of Highway 11 and intersecting road. All above and below ground structures must be setback a minimum of 14m from MTO property limits. • The ministry controls all signage within 400m of any provincial highway ROW and all signage within 400m control area shall be placed only under a valid ministry issued sign permit. • Please be aware that the existing entrance does not comply with the current ministry standards therefore will require review and upgrade. Please note that the ministry's policy and practice is to limit access points to a single entrance when existing sites are re- developed, furthermore our policy describes "one lot, one entrance ". This is consistence with our current standards. Type of the new entrance will be determined during the review process and will depend on the type of the future re- development. Based on the above the ministry will require detail entrance design drawing. The existing entrance should be removed and the highway right -of -way restored to the ministry satisfaction. The proposed entrance should be constructed at a location acceptable to MTO. • Please advice the property owner that all inquires regarding the review process and required documentation should be forwarded to Mr. Phil lannacito attention, he is a Permits Officer for this area and he can be reached at 416 -235- 4592.
