The purpose of the Public Meeting is to obtain public comments on a proposed Amendment to the Zoning By -law, under Section 34 of the Planning Act, R.S.O. 1990 c. P. 13. THE PURPOSE of the proposed Zoning By -law Amendment Is to rezone the lands described as Concession 10, West Part of Lot 23, municipally known as 865 Ridge Road East, located east of the intersection of Ridge Road East and Line 9 South, in the Township of Oro - Medonte. The subject lands are presently zoned Agricultural/Rural (A/RU) Zone, and are proposed to be rezoned to allow for a "Motor Vehicle Storage Yard" use to be operated on the property. A KEY MAP illustrating the location of the subject lands is provided below. ANY PERSON may attend the public meeting and /or make written or verbal representation either in support of, or in opposition to, the proposed Amendment. If a person or public body that files an appeal of a decision of the Township of Oro - Medonte in respect of the proposed Amendment does not make oral submission at the Public Meeting, or make written submissions to the Township before the proposed Amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal. We understand that the purpose and effect of this zonin g by -law amendment is to rezone the property in order to allow for the operation of a "motor vehicle storage yard ". The LSRCA is satisfied that this land use proposal would be consistent with the environmental policies of the Provincial Policy Statement and would conform to the Lake Simcoe Protection Plan provided: The area to be rezoned will be restricted to the area where the motor vehicle storage yard currently exists As you are aware, the subject property contains key hydrologic features such as a watercourse and is adjacent to key natural heritage features (e.g. significant woodland). To maintain conformity with the Lake Simcoe Protection Plan, development including the change of any use should be set back a minimum of 30 metres from these features. We believe that rezoning the storage yard area as it exists today will prevent any encroachment into these features and their vegetation protection zones.
