TAKE NOTICE that the Council of the Corporation of the Township of Oro - Medonte will hold a Public
Meeting on Wednesday, September 28, 2011 at 7:00 p.m. in the Municipal Council Chambers. The
purpose of the Public Meeting is to obtain public comments on a proposed Amendment to the Zoning By-
law, under Section 34 of the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the proposed Zoning By -law Amendment is to amend the zoning of lands described
as Concession 13, East Part Lot 5, Draft Plan of Subdivision 43T- 90082, in the Township of Oro -
Medonte. The subject lands are presently zoned Agricultural /Rural (A/RU) Zone and Agricultural /Rural
Exception 15 (A/RU *15) Zone, in the Township's Zoning By -law 97 -95, and are proposed to be rezoned
to a Residential One Exception (R1 * #) Zone. The applicant is requesting to change the Zoning By -law
standard which requires a Minimum First Storey Floor Area of 90 square metres, and is proposing a
minimum Floor Area of 90 square metres for all storeys of two- storey detached dwellings. The
definitions of "first storey floor area"' and "floor area" 2 are provided below.
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support
of or in opposition to the proposed Amendment. If a person or public body that files an appeal of a decision
of the Township of Oro- Medonte in respect of the proposed Amendment does not make oral submission at
the Public Meeting or make written submissions to the Township before the proposed Amendment is
adopted, the Ontario Municipal Board may dismiss all or part of the appeal.

a Purpose of Meeting - To obtain public comments on a

• The subject lands in application 2011- ZBA -07 occupy
approximately 31.4 hectares (77.6 acres), have frontages
along:
• Warminster Sideroad of approximately 230
metres (755 feet), and 20 metres (66 feet),
respectively; and
• Line 13 North of approximately 149 metres
(489 feet).
• Draft Plan of Subdivision 43T -90082 proposes the
creation of 71 new residential lots with the proposed
rezoning of the subject lands from the
Agricultural /Rural (A / RU) Zone and/or
Agricultural/ Rural (A /RU *15) Zone to a Residential
One Exception # (Rl * #) Zone, to permit single
detached dwellings with a minimum floor area of 90
square metres over two storeys, as opposed to a
minimum first storey floor area of 90 square metres.
This proposal for a minimum 90 square metre floor
area does not include garage space attached to the
dwelling.
