TAKE NOTICE that the Council of the Corporation of the Township of Oro- Medonte will hold a Public'
Meeting !on Wednesday, June L22, 2011 at 7 :00 p.m. in the Municipal Council' Chambers. The purpose of
the .Public Meeting Is to obtain public comments on a proposed, Amendment to the Zoning By -law, under
Section 34 of the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the proposed Zoning By -law Amendment is to rezone the lands described as
Concession 11, East Part of Lot; 4, municipally known as 3886 Line 11 North, in. the Township of Oro-
Medonte. The subject lands are presently zoned Agricultural /Rural (A/RU) Zone., and are proposed to be
rezoned to allow a "Motor Vehicle Repair Garage "' use to be operated on the. property. The proposed
``Motor Vehicle Repair Garage" would include the repair of commercial vehicles, farm vehicles and
machinery,, and trailers.
A KEY MAP illustrating the locatiorrof the subject lands is provided below.
ANY PERSON may attend, the public meeting and/or make written or verbal representation either in support
of or in opposition to the proposed Amendment. If a- person or public body that files an appeal of a decision
of the Township of Ora - Medonte in respect of the proposed Amendment does not make oral submission at
the Public Meeting or make written submissions to the Township before the proposed Amendment is
adopted, the Ontario Municipal Board may dismiss all or part of the appeal.

for the above -noted property to this office. The applicant has applied to rezone the
property currently zoned Agricultural /Rural (A/RU) to allow a "Motor Vehicle Repair
Garage " use to be operated on the property. The proposed use would include the repair
of commercial vehicles, farm vehicles and machinery, and trailers.
Elementary students residing in this area are bussed to Warminster Elementary School
and secondary students will be bussed to Park Street Collegiate Institute.

Thank you for circulating the County of Simcoe. The subject property is designated Agricultural in the
Local Official Plan, and therefore subject to the Agricultural policies of the County Official Plan. The
applicant is requesting a zoning by -law amendment for an exception to the Agricultural /Rural zone to
permit, as an additional use under home occupancy, a motor vehicle inspection station and the repair of
commercial motor vehicles.
Section 3.6.4 of the County of Simcoe Official Plan states local municipalities shall identify and map the
prime agricultural areas based on the Canada Land Inventory soil classifications 1 to 3 inclusively. The
subject lands are part of a larger area which has been designated Agricultural in the Township's Official
Plan. County of Simcoe Official Plan 3.6.6 states that prime agricultural areas will be protected for
agriculture and compatible uses and permitted uses include agriculture, agriculture related uses,
secondary uses, natural heritage conservation and forestry, aggregate developments (subject to
Section 4.4), processing of agricultural products, and agricultural produce sales outlets generally
relating to production in the local area.
The basis of the County Official Plan and Oro - Medonte's Official Plan, is the Provincial Policy
Statement (PPS). Section 2.3.3.1 of the PPS states "in prime agricultural areas, permitted uses and
activities are: agricultural uses, secondary uses and agriculture - related uses. Proposed new secondary
uses and agriculture - related uses shall be compatible with, and shall not hinder, surrounding
agricultural operations and shall be limited in scale ".
Secondary uses means "uses secondary to the principle use of the property, including but not limited
to, home occupations, home industries, and uses that produce value -added agricultural products from
the farm operation on the property." Agriculture - related means "those farm - related commercial and
farm - related industrial uses that are small scale and directly related to the farm operation and are
required in close proximity to the farm operation ".

Based on the information provided and the policies of the current County of Simcoe Official Plan and
the Provincial Policy Statement, County planning staff advise that the proposed commercial uses be
specifically related to the agricultural community in which it is situated. The County, therefore does not
object to the proposed zoning by -law amendment application to permit commercial vehicle inspection
and accessory repairs provided it is distinctively related to the agricultural operations in the local area,
provides a service to the agricultural industry, and is small in scale in order to conform to the policies of
the County of Simcoe Official Plan and remain consistent with the Provincial Policy Statement.

I, J. Dirneder - owner of #4400 Line 11 North — Oro /Medonte, DO NOT wish to have a Motor Vehicle
Repair Garage operating at #3886 Line 11 North for the following rather obvious reasons:
- A Motor Vehicle Repair Garage will be visibly unattractive to anyone living withing viewing
distance to #3886 Line 11 North and any locals passing by on a daily basis
- Disposal of any car /truck toxic chemicals (which if spilled could cause a possible pollution
problem) cannot be monitored on a daily basis by your department
- Cars and Trucks in a lot being repaired will be seen from the road thus creating a EYE SORE to
any potential HOME BUYERS — who will look elsewhere for a Country Home
- A Motor Vehicle Repair Garage will very likely lower the value of many of the homes on Line 11
North
