NOTICE OF PUBLIC MEETING FOR PROPOSED AMENDMENT TO THE OFFICIAL PLAN OF THE TOWNSHIP OF ORO-MEDONTE 2010-OPA 01 (Cameron-Van Ameslvoort) TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public Meeting on Wednesday May 12, 2010 at 6:00 p.m. in the Municipal Council Chambers. The purpose of the public meeting is to obtain public comments on proposed amendment to the Official Plan, under Section 17 of the Planning Act, R.S.O. 1990 c. P. 13. THE PURPOSE of the proposed Official Plan Amendment will affect the lands described as West Half of Part Lot 2, Concession 8 (formerly Oro Township). The Official Plan Amendment application received proposes a site specific policy to permit the severance of the property for future use for a total of two residential lots. A KEY MAP illustrating the location of the subject lands is provided below. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Amendments. If a person or public body that files an appeal of a decision of the Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the public meeting or make written submissions to the Township before the proposed Amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal. Douglas Irwin, Clerk MAY 1 2 2010 ORO-mEDONTE Re: Application for proposed Official Plan Amendment 2010-OPA-01 (Cameron-Van Ameslvoort) West Half of Part Lot 2, Concession 8 (formerly Oro Township) Please accept this letter as representation of our absolute and firm opposition to the proposed severance. The proposal has to be denied for many reasons. First and foremost it is not and never was part of the official plan. It should not have been allowed to be severed of the original 100 acre property in the first place. We have enough designated areas in Oro Medonte for residential purposes that have not even been developed yet so the total impact of those areas is still unknown. The applicants are doing this for personal gain only to recoup funds for the initial purchase of the entire 5 acres lot. Allowing this to move forward would mean more septic systems, more wells, more ecological changes and strains on the Oro Moraine. Water levels are constantly receding for the strains that have been put on our environment and surrounding area already. More driveways, more run-off water, more trees will be removed; to sever this property again means double the environmental impact & strain. And it would set a very dangerous precedent that will only lead to more severances and unplanned urban sprawl where the unknown impact will rapidly spin out of control. It will also carry at least two (2) more steep driveways or possibly more onto an already very busy stretch of Line 7 North that is currently under review by the township due to the impact the ever increasing truck traffic is having on this "unofficial" truck route created by the quarry pits mere minutes further south. The applicants are known to build large luxury homes which will only attract more urbanites. These folks have a reputation for moving into country areas and as soon as they're settled start complaining about the noises and smells of the farms they so desperately wanted to live amongst (complaints about cow dung, noisy roosters & farmers using their equipment too early are unfortunately all too common). They start asking for sidewalks, bike-lanes and street lights, etc. and soon it will turn into just another urban area that requires more and more infrastructure which everyone has to support with their tax-dollars. In a previous study of the Oro Moraine, Oro Medonte council states: "the protection of the environment shall take precedence over development. The focus of the new policies is to protect ecological features and functions and the function of the Oro Moraine as a major recharge area while directing development to appropriate locations" Oro Medonte Township is a beautiful area and we believe it is in the best interest of everyone for it to remain so. If the applicants wish to built more houses they should consider buying a lot in Diamond Valley Estates just up the road, one of many "appropriate locations" in Oro Medonte. As these properties are in the official plan and are designated for residential use already. Roads, water, sewer and electicity have been carefully planned and provided for and some of these services are already in place. If the proposed severance is permitted land value of adjacent properties will also be affected. As is clearly evident the proposed severance belongs in a planned area or subdivision where traffic, sewer, water, electricity and other residential services and concerns have already been addressed and are provided for.
