04 27 2009 2009-ZBA-06 (Ferris) Public AgendaNOTICE OF PUBLIC MEETING FOR PROPOSED AMENDMENT TO THE ZONING BY-LAW OF THE TOWNSHIP OF ORO-MEDONTE 2009-ZBA-06 (FERRIS) TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public Meeting on Monday, April 27, 2009 at 7:00 p.m. in the Municipal Council Chambers. The purpose of the public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under Section 34 of the Planning Act, R.S.O. 1990 c. P. 13. THE PURPOSE of the proposed Zoning By-law Amendment is to rezone the lands described as Part Lot 19, Concession 13 (formerly Oro Township) municipally known as 77 Line 12 North. The subject lands are currently zoned Rural Residential Two (RUR2) Zone. The applicant is seeking to operate a home industry on the subject lands, consisting of "repairing and maintenance of agricultural, small industrial and recreational equipment". Home Industries are permitted in the "Agricultural" Official Plan designation subject to a site-specific Zoning By-law Amendment. A KEY MAP illustrating the location of the subject lands is provided below. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Amendment. If a person or public body that files an appeal of a decision of the Township of Oro-Medonte in respect of the proposed Amendment does not make oral submission at the public meeting or make written submissions to the Township before the proposed Amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal. If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the proposed Zoning By-law Amendment, you must make a written request to the address below. Box 104, Oro Ontario LOL 2X0 RE: Notice of Public Meeting: Proposed Amendment to the Zoning By-Law 200918A-06 (FERRIS) 77 Line 12 North Lot 19r Con 13 Township Oro-Medonte In response to your circulation, received April 14, 2009 the Ministry has reviewed the above noted applications and we provide the following comments; The ministry has no objection in principle to the proposed amendment; however, the subject land falls within the ministry's permit control area and therefore the applicant should be aware that any new structures above and below ground or'any addition to the existing building require Ministry review and approval, • All essential features relevant to the site (I.e. fire route, loading area, parking lots, and stormwater management facilities and servioinglutllitles) must be located beyond the ministry's 14.Om setback limit. ■ Any future site development will require the applicant to submit permit applications Including a site plan (scale 1:500), a survey plan, a site servicing and grading plan, a storm water management report and traffic Impact study, to the Ministry of Transportation for our review and approval, This will depend on the complexity of any future development. • All access to the subject land must be restricted to the municipal road system, Access to the Highway 11 will not be permitted now or In the future. • Sign 'permits are also required for any visible signing within 400m from the realigned Highway 11 property limits, .
