2008-155 amend the zoning provisions which apply to lands within East Part of Lot 10, Concession 5 (Former Township of Medonte),THE CORPORATION OF THE TOWNSHIP OF ORO-MEDONTE BY- LAW NO. 2008-155 A By-law to amend the zoning provisions which apply to lands within East Part of Lot 10, Concession 5 {Former Township of Medonte), now in the Township of Oro-Medonte (Joe Jolie 2008-ZBA-08) WHEREAS the Council of the Corporation of the Township of Oro-Medonte is empowered to pass By-laws to regulate the use of land pursuant to Section 34 of the Planning Act, R.S.O. 1990, c.P.13; AND WHEREAS Council deems it appropriate to rezone the lands to permit the development of residential uses, in accordance with Section C1 of the Official Plan; NOW THEREFORE the Council of the Corporation of the Township of Ora-Medonte hereby enacts as follows: Schedule `A20' to Zoning By-law 97-95, as amended, is hereby further amended by changing the zone symbol applying to the land located in East Part of Lat 10, Concession 5, in the former geographic Township of Medonte, now in the Township of Oro-Medonte, from Waste Disposal (WD} Zone to the AgriculturaVRural Exception 184 (AIRU*184} Zane as shown an Schedule `A' attached hereto and farming part of this By-law. 2. Section 7 -Exceptions of Zoning By-law 97-95 as amended is hereby further amended by the addition of the following subsection: "7.184 *184 -East Part of Lot 10, Concession 5 (Former Medonte) {a} Notwithstanding the provisions of "Table `B4 A' -Standards For The Agricultural/Rural Zone And The Mineral Aggregate Resource Zone - Minimum Lot Size", the minimum lot size of 0.24 hectares for a single detached dwelling use shall apply to the subject lands as shown on the Schedule `A' to this By-law. (b} Notwithstanding the provisions of "Table `B4 B' -Standards For Single Detached Dwellings (A1RU Zone} -Minimum lot frontage", the minimum lot frontage of 30.0 m shall apply to the subject lands as shown on the Schedule `A' to this By-law. (c) In addition, any subsequent development of the subject lands as shown on the Schedule `A' to this By-law will require a separate Ministry of the Environment Guideline D-4 study for review and approval by the County of Simcoe. 3. This By-law shall come into effect upon the date of passage hereof, subject to the provisions of the Planning Act, as amended. BY-LAW READ A FIRST AND SECOND TIME THIS 12T" DAY OF NOVEMBER 2008.
