TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Monday October 27, 2008 at 7:00 p.m. in the Municipal Council Chambers. The purpose of
the public meeting is to obtain public comments on a proposed plan of subdivision and amendment to the
Zoning By-law, under Sections 51 and 34 of the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of Applications 2007-SUB-01 and 2007-ZBA-03 is to consider a proposed plan of
subdivision comprised of 7 residential lots. The lots are proposed to have a frontage of 36.42 metres
and a lot area ranging from 0.65 hectares to 1.10 hectares. Each of the proposed lots would have
access to and frontage on Lakeshore Road East. All lots are proposed to be serviced by private
individual well and sewage services. Further, the applicant has applied to rezone the lands from
Agricultural/Rural (A/RU) Zone to Rural Residential One Exception (RUR1*) Zone.
The lands are located at Part of the West Half of Lot 21, Concession 14, Township of Oro-Medonte
(formerly Oro), on the south side of Lakeshore Road East between the 13" and 14' Lines.
A KEY MAP illustrating the location of the subject lands is provided on the opposite side.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in
support of or in opposition to the proposed Amendment. If a person or public body that files an appeal of a
decision of the Township of Oro-Medonte in respect of the proposed Amendment does not make oral
submission at the public meeting or make written submissions to the Township before the proposed
Amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the proposed Official
Plan Amendment and/or Zoning By-law Amendment, you must make a written request to the address
below.

The Simcoe Muskoka Catholic District School Board would like to respond to correspondence
received dated October 7th, 2008, regarding the above proposed plan of subdivision. More
specifically, the proposal consists of the development of seven (7) residential lots.
Any pupils that are generated by this development are within the current catchment area for Notre
Dame Catholic Elementary School, located in the Township of Oro - Medonte, and Patrick Fogarty
Catholic Secondary School, located in the City of Orillia_ It is noted that Notre Dame has a
current Ministry of Education rated capacity of 478.0 pupils and a current enrolment of 389
pupils.
The Board does not have any objections to this proposal at this time. Please advise the Board of
the ongoing status of this proposal, and of any changes which may affect the number of proposed

My letter to you today concerns an application to re-zone a parcel of land on Lakeshore Road
East for the purpose of a seven lot subdivision.
This parcel is located along a portion of the road affectionately known to the community as "The
Tree Tunnel". The large maple trees have formed a stunningly beautiful canopy over the road
creating the tunnel effect. Couchiching Conservancy land is located on the opposite side of the
road. I believe that this road is extremely significant to the aesthetic beauty and culture of Oro-
Medonte. Many people come from all over to drive through this tree tunnel and to photograph its
beauty. In fact, each Thanksgiving weekend many families visit this road to take in the fall
colours and to take an annual family photo. Our family has a photo of this road for each of the
four seasons. It is truly a unique treasure that must be preserved!
The proposed seven lot subdivision, as described on the draft plan, extends along a significant
portion of the road. Development would significantly impact and damage this beautiful road.
The proposed lots would all require driveway access from the road and would therefore
necessitate extensive tree cutting. The cutting of so many trees would destroy the tunnel effect
of the tree canopy. Councillors should take action to preserve this gem in our Township and
prevent its destruction.
If the trees along this road were to be removed for development the community would be
impacted in many ways. Specifically, there would be the loss of habitat and the natural
environment this area provides. As well, it would spell the end of an Oro-Medonte landmark that
has been available to locals and visitors for many, many years. Finally, there is an economic
impact for the community. To have such a beautiful environment in our neighbourhood
increases the property values for homeowners.
I urge Township Council to please consider the impact development would have on our beloved
"Tree Tunnel" and take steps to preserve this important road. It is truly a landmark in our
township that deserves protection.

To whom it may concern;
I am expressing my concerns regarding the proposed amendment to the
zoning by-law and building of 7 residental lots fronting on Lakeshore Road East.
I am a resident on Shoreline Dr. and my property backs onto this proposed plan.
My opposition to this plan is based largely on my love for the natural beauty of
this block of land on Lakeshore Dr. Having forest on both sides of a paved road
is a rarity even in this beautiful town of Oro-Medonte which I have just recently
become a resident of. It affords one the opportunity to feel lost in the woods
without actually being lost or disturbing our wildlife. Despite rumors that builders
would try to maintain the natural beauty and not cut down too may trees, I still
remain doubtful that this can be realistically achieved. Also I am concerned that
clearing of lots and excavating will occur and then these lots will remain unsold.
Given our present economic times and my observation of present homes for sale
that are sifting for months and years on the market , I don't think this is an
impossibility. The land on the west side of Lakeshore Dr. is protected, how will
the building so close to it affect it ? There are of course ecological concerns
regarding erosion . Have there been studies conducted on how building another
subdivision will impact the eco-system? I fell in love with this area just over a
year ago and plan to make this my primary residence soon. I may not have good
legal reasons for my opposition to this plan, they are largely emotional but they
are real and heartfelt.

this letter in opposition to the application, but iosupport of Lake 8imcoe and its
Mayor Harry Hughes sat with the Luke Simcoe Provincial Stakeholder Advisory
Committee this summer and knows as well as l do the threats facing the lake, and the
possible regulations that will come out with the Lake 5icococ Protection Plan. The Plan
will surely contain natural cover nrforest cover targets. I']eosc maintain 40% ootuod
cover iu your municipality ato minimum (o protect the lake. At ]O— 15% impervious
surface cover, u watershed's ecological functions begin (obc impaired. The impervious
area, the area covered byconcrete in the Lake Sirncoevvatcrsbcd is about 1596.
Oro-Medmteio held iohigh regard throughout the watershed for its environmentally
progressive Council and leadershi p on lake issues. That said, the approval of estate lot
hoznmu oo Moon Point oowhat was clearly environmentally sensitive land, quite likely
breeding grounds for un endangered species, and twroy own eyes ephemeral ponds, iauo
unforgettable and unforgivable piece nfOro`o history. } urge you to not repeat the
mistakes of the past and invite the fury nf residents who have not yet forgotten the loss of
on exceptionally rare piece ofnatural abnrc]ioe.
From the perspective of someone who has pushed for n Lake 3imcoe Protection Act for
years, the rushed approval of projects that would not bc approved under the Act isao
insult to the work that citizens and environmentalists have done to increase
environmental protections for the lake.

question here should be deferred until the Lake Simcoe Act, Nvilh its development

plans and restrictions, lo finalized and municipalities are given clear direction for
smart growth.

We wish to address our concerns re the above application to re-zone a parcel of land on Lakeshore
Road East for the purpose of a seven lot subdivision.
This parcel of land is located along a portion of the road is widely known not only to this community, but
known to many as "The Tree Tunnel". Innumerable, maple trees that have taken decades to mature
have formed this breathtaking, beautiful canopy over the road creating the tunnel effect. We have
appreciated its beauty having lived in this community since 1999. Not only each Thanksgiving weekend,
but during all our seasons we have observed many families that visit this road to take pictures; of the
snow filled branches in winter, the lush green canopy in the dew mist of spring & summer and of course
brilliance of all the colours of fall. Many stop to take a family photo or a photo of the stunning beauty of
the canopy itself. With Couchiching Conservancy land located on the opposite side of the road, we
believe that this road is extremely significant to the aesthetic beauty and culture of Oro-Medonte.
The Tree Tunnel truly is a unique treasure that must be preserved!
We understand that the proposed seven lot subdivision extends along a large portion of road where "The
Tree Tunnel" is located. This development would damage this beautiful road as the proposed lots would
all require driveway access from the road and that would require the extensive tree cutting, thus would
destroy the tunnel effect of the tree canopy.
The impact of removing these trees would not only be a significant loss of the natural art of our tree
canopy to our community, the loss of a landmark unique to Oro-Medonte impacting many locals &
visitors to this area. We would also have a loss of habitat — the natural environment provided by the tree
canopy. And the economic impact: this stunning Tree Tunnel in our neighbourhood increases our
property value. Councillors should take action to preserve this pearl in our Township and prevent its
destruction.
While being supportive of growth and development, respectfully we suggest perhaps there is a way that
this development could proceed in a way that does not mean cutting down so many trees, perhaps one
common access point, and one driveway from the main road into the area of several.
We urge Township Council to please consider the impact development would have on our cherished
"Tree Tunnel" and take steps to protect this important road. It is in fact a landmark in our township that
justly deserves preservation.
