Agreement before removal of the Holding Provision by Council and
subsequent issuance of a building permit.
Township staff and LSRCA have been circulated the Site Plan and
comments will be circulated at the meeting.

Site Plan Agreement with the
Townshi
The approval and registration of the Moon Point
Estates subdivision required that Moonpoint
Corporation adhere to a number of conditions
and obligations as set out by the Township of
Oro-Medonte. These conditions control the
building of the subdivision and the development
of the lots.
As a result, you, as a
property owner in
Moon Point Estates,
will enter into a Site
Plan Agreement with
the Township of Oro-
Medonte pursuant to
Section 41 of the
Planning Act, R.S.O.
1990. c.
P 13, prior to a building
permit being issued by
the Township.
The Site Plan Agreement insures that the
conditions of approval for the subdivision are
carried out and maintained by the individual lot
owners of Moon Point Estates.
The following conditions form the basis of the
Site Plan Agreement between you and the
Township:
At least 60% of the trees and vegetative
cover will be retained on each lot.
• Lot development includes four components
as shown in Appendix C - (Sample Site
Plans):
1) The driveway leading to your home.
2) The houseldwelling footprint including
garage structure (built-in or stand-alone).
3) The septic field/tile bed.
4) The lake vistalaccess corridor.

A Tree Preservation Plan has identified
specific trees on each lot that should be ~ _~.
retained. The services of a registered E
professional forester, arborist or landscape ~~~~~~-
architectwill be required to determine
protection measures for the identified trees.
The maximum building size, as identified in
the zoning by-law, is 557.°4 square metres for
each lot.
Specific to Moon Point
Estates, the Lake Simcoe Regional Conservation
Authority (LSRCA) is one of the main
commenting agencies.
Please note that the approval of the Moon Point
Estates subdivision did not include
predetermined approvals for docks on individual
lots. (Please refer to the Subdivision Agreement
in Appendix D). No permanent shoreline
structures will be approved. LSRCA will consider
applications for temporary structures and other
shoreline alterations on an individual basis.
Once the review is complete, the Township and
individual lot owner enter into a Site Plan
Agreement which obligates the lot owner to
comply with the approvals given by the Township
and commenting agencies, including the LSRCA.
