TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Wednesday June 11, 2008 at 7:00 p.m. in the Municipal Council Chambers. The purpose of
the public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under
Section 34 of the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the Zoning By-law Amendment is to rezone the lands described as Part of Lots 1 & 2,
Range 2, Township of Oro-Medonte, municipally known as 2243 Ridge Road West. The applicant was
recently granted consent to sever one new residential lot, praposed to front on a new municipal road to
be constructed by the applicant. The applicant is now applying to rezone the new lot from the
Residential Limited Service *Ho(d {RCS*H) Zone to the Shoreline Residential (SR} Zone. The severance
was approved by the Committee of Adjustment on November 15, 2007 (Consent application 2007-8-17},
and as part of provisional approval, the applicant must apply for and obtain a rezoning for the lands to
maintain the consistency of the zoning fabric in the area.

ANY PERSON may attend the public meeting and/or make written ar verbal representation either in
support of ar in opposition to the proposed Amendment. If a person or public body that files an appeal of a
decision of the Township of Oro-Medonte in respect of the praposed Amendment does not make oral
submission at the public meeting or make written submissions to the Township before the proposed
Amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the praposed Zoning
By-!aw Amendment, you must make a written request to the address below.

rez~ane ??~3 Ridge Road 1~or the following reasons.
1. Tl~e main purpose otl~e existing zoning ~~tl~e property is to protect the integrity ofthe
property (2?43 R edge load}, to recognize the e~lvronmenta~ i~nportan~e of the property and to
prevent further development. ~e ask that the zoning of the C~fi~icial Plan be upheld and that we
want the township to "stick to the plan".
2. ~e ha~~e appealed. the severance that was approved by the Committee of Adjustment on
November 15, ~o~~ to the Ontario Municipal Board. This appeal is still outstanding as we have
not yet had a chance to make our case before the board. ~e believe that the t~MB should make a
decision about the severance before the rezoning application is made or heard.
3. (one of the reasons given for a zoning change is, " to maintain the consistency of the zoning
fabric in the area". This is not a valid reason for making a zoning change. ~~ do not know of
any requirement in the official Plan to maintain the consistency of the zoning fabric in the area.
4. `The application shows a narrow lane running along the westerly side of the road allowance
from the Ridge Road. to fir. ~cCowan's property. This is the exact size and location of the road
access that we hegt~ested to fir. ~cCowan's property, however, we do not have any written
assurance that the access lane will be built as pictured. ~~ believe that the exact size and
location of the access road to the severed property should be part of the zoning application.
