OF THE TOWNSHIP OF ORO-MEDONTE

TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public
Meeting on Wednesday April 9, 2008 at 7:00 p.m. in the Municipal Council Chambers. The purpose of
the public meeting is to obtain public comments on a proposed amendment to the Zoning By-law, under
Section 34 of the Planning Act, R.S.O. 1990 c. P. 13.
THE PURPOSE of the Zoning By-law Amendment is tb rezone a portion of the lands described as West
part of Lot 25, Concession 10, in the Tawnship of Oro-Medonte (formerly Ora}. The subject land is
proposed to be rezoned from the AgriculturallRural (AJRU} Zone to the Shoreline Residential HOLD
(SR"H) Zane. The applicant was granted provisional consent to sever by the Committee of Adjustment
on September 24, 2007 (Consent Application 2007-8-27}. The rezoning of the subject lands was
imposed as a condition of consent.
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in
support of or in opposition to the proposed Amendment. If a person or public body that files an appeal of a
decision of the Township of Oro-Medonte in respect of the proposed Amendment does not make oral
submission at the public meeting or make written submissions to the Township before the proposed
Amendment is adapted, the Ontario Municipal Board may dismiss all or part of the appeal.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the proposed Zoning
By-law Amendment, you must make a written request to the address below.

I ti~~riting to strongly oppose the re-zoning application for the corner of Lakeshore and the 9th Line to
Rural Residential. This is a beautiful wood-lot and home to significant wildlife. I strongly disagree with
policies which result in I have seen to date throughout Oro-Medonte -trees clear cut for housing, There
are several properties just up the road on the 9th that have almost no trees and are for sale. The property in
question is a part of a diminishing amount of wood-lot in southern Oro-Medonte.

Thank you for circulating a copy of the proposed Zoning By-law Amendment Application for
the above-noted property to this office. The applicant has applied to rezone the property
from the Agricultural/Rural (A/RU) Zone to the Shoreline Residential Hold (SR"H) Zone.
(Consent Application 2007-B-27). Two new building lots are being created as a result of this
application to rezone.
Elementary students residing in this area are bussed to East Oro Public School and
secondary students will be bussed to Orillia Park Street Collegiate Institute.

The Lake Simcoe Region Conservation Authority (LSRCA) has reviewed the above noted
Zoning By-law Amendment application in the context of the Provincial Policy Statement 2005
(PPS - 2005), and Ontario Regulation 179/06 made undel• the Conservation AuthoritiesAct. The
owner is proposing to rezone the above noted properties from Agricultural/Rural (A/RU) to
Shoreline Residential Hold (SR*H) to recognize a consent given by the Committee of
Adjustment on September 20, 2007. The subject properties are within the jurisdiction of the
Lake Simcoe Region Conservation Authority (LSRCA), and are currently located adjacent to the
Regulated Area of this Authority.
~ Based on our review, we provide the following comments:
1. Based on our mapping, both the severed and retained properties are outside of the
regulated area. A permit will not be required from the LSRCA under Ontario Regulation
WfJIeY'S~ZaL~ 179/06 for the proposed development.

%' Based on our mapping, the above noted properties are located adjacent to a woodlot
~OJ° Llfe `~ which has been identified as F'nvironmental Protection Two, underthe Township of Oro-
Medonte Official Plan, and has been identified as a Level 1 feature in the LSRCA
Natural 1-Ieritage System. The LSRCA recommends that all site alteration should be
located towards the south-west corner of the severed lot to reduce the potential impact
on the woodlot.
