The purpose • this report is to consider a proposed Zoning By-law Amendment application
submitted by Mr. Hans Meyer, agent for 1500494 Ontario Inc., and make recommendations tI*-
Planning Advisory Committee as to the disposition of the matter.
The application and supporting survey/sketches were circulated to internal Townsh
Departments and relevant external agencies. The following responses have been received: i

that Public Works has on Old Coldwater Road. I
Building Department — Change of Use permit may be required if the current use changes a

Fire Department — No objection provided that appropriate width access is designed into the site
to properly access the rezoned property at the rear. If equipment and a commercial building are
to be placed at the rear, a 3.5 metre wide driveway would not be acceptable.
No other concerns have been expressed by internal Township Departments.

Official Plan
The subject property is within a "Settlement" designation as identified by the County of Simcoe
Official Plan. The County of Simcoe Official Plan states "Settiement areas should be planned to

accommodate a diversity of land uses, including residential, commercial, industrial and
institutional, to reinforce their traditional role as central places and service centres."
The subject property is designated "Rural Settlement Area" «< 2® Township's Official Plan. This
designation permits small scale commercial uses that serve the needs of the settlement area
and the surrounding rural area, small scale industrial development in the form of repair garages,
warehouses, workshops or manufacturing and/or fabrication plants.
Section C3.3.1 of the Official Plan provides issues to be considered for Zoning By-law
Amendments requesting new commercial institutional and industrial uses in a "Rural Settlement
\\/ \ The policies state that before considering an amendment to the Zoning By-iaw to permit
any of these uses, Council shall be satisfied that the:

At this time, it is staff's position that adequate information has been received in order to procepFil

On the basis of the above, it is recommended that Planning Advisory Committee recommend to
Council:
1. THAT Report No. BP 2007-017 (1500494 Ontario Inc.-Hans Meyer) be received and
adopted;
2. That a concept landscape plan • submitted to the Township prior to scheduling a
statutory Public Meeting; and
3. That the Planning Advisory Committee recommend to Council that Zoning By-law
Amendment Application 2006-ZBA-1 1, South Part of Lot 1, Concession 1 (Orillia),
Township of Oro-Medonte proceed to a Public Meeting in accordance with the provisions
of the Planning Act following receipt of the concept landscape plan.
