PLANNING ADVISORY COMMITT
MINUTES
OCTOBER 14, 1997
PRESENT: Mayor Ian Beard, Councillor Neil Craig, Councillor
Don Bell, Garry Fell, Peter Wigham, Betty Veitch,
Sue Leigh, Allan Baker.

1. Call to order at 7:U0 p.m.
2. Declaration of Pecuniary Interest and the General
Nature Thereof - in Accordance with the Act.

• 4. Minutes:
Andria Leigh reported to the Committee that in the Del Coin
application brought to the September meeting, it has been
determined the Township owns the road allowance and had
entered into an agreement with the previous owners.
Moved by A11an Baker, seconded by Peter Wigham
That the minutes of the Township of Oro-Medonte Planning
Advisory Committee of September 9, 1997 be adopted.

Hardwood Hills P67/97
Concession 6 and 7, Part Lots 11 and 12 (Oro)
Andria Leigh explained that this is a request to rezone the
subject lands to a Site Specific Zone to permit a 25 unit
accommodation building which would replace the existing 5
unit bed and breakfast currently permitted on a temporary
basis.

Rick Hunter, Dave and Kim Viney and Janet Gates explained
that they were waiting for a meeting with the County
regarding the possible ramifications of the proximity of the
landfill site on their well. They soon will be using a new
well which is away from the influence of the landfill, they
also have a septic system which recycles water into a pond
which can be used for snowmaking. They explained further
that the project they have proposed is an inn with 25
bedrooms w/bathrooms and common areas.
Their was some discussion regarding problems with parking at
a previous event held at the facility and this problem has
been resolved.
Moved by Councillor Neil Craig, seconded by Councillor Don
Bell
It is recommended to Council that circulation by made of
this application to other agencies and upon comments from
the County that the application proceed to a Public Meeting.

Concession 6 and 7, Part Lots 11 and 12 (Oro)
Janet and Bob Currie P61/96
Concession 9, Part of Lot 8 (Oro}
Larry Cotton, Bob Currie and Frank Gambino made this
deputation. Larry Cotton outlined the proposal to build the
golf course by phases with a gravel pit on the north part of
the property which would be rehabilitated at the end of 2 or
3 years to form the second nine hole portion of the golf
course, then the third part across the road on Mr. Currie's
property. He further went on to explain the following as
outlined in his Planning Report:
Environmental Impact
Aggregate Report
Haulage Routes
Hydrogeological Investigation Wells
Archaelogical Investigation
Stockpiles on Site
Water Supply
Sewage - tertiary treatment system
Cross Country Skiing
• 6 Bed & Breakfast units
Expanding existing house for dining room

There was some discussion regarding the pedestrian crossing,
water usage, upgrading the road, loss of trees, size of
fairways, birds, timing of phasing, 5 - 8 years to
construct all phases.
Moved by Councillor Don Bell, seconded by Betty Veitch
It is recommended to Council that these applications proceed
to a public meeting and that future funding of a crossing of
the 9°h Line be considered.
Carried.

If necessary the next meeting will be on November 11, '7 p.m.
