FOR PROPOSED AMENDMENT
TO THE ZONING BY-LAW
OF THE TOWNSHIP OF ORO-MEDONTE

TAKE NOTICE that the Council of the Corporation of the Township of Oro-Medonte will hold a Public Meeting on Wednesday
November 22, 2006 at 8:45 a.m. in the Municipal Council Chambers. The purpose of the public meeting is to obtain public comments on
a proposed amendment to the Zoning By-law, under Section 34 ofthe Planning Act, R.s.O. 1990 c. P. 13.
THE PURPOSE of the Zoning By-law Amendment is to re-zone a portion of the lands described as Concession I, Part of Lot 20, in
the Township ofOro-Medonte (fonnerly Orillia). The subject land is proposed to be rezoned from the Residential One (RI) Zone to
the Agricultural/Rural (NRU) Zone. Consent application 2006-B-02 resulted in a small portion of a Residential (RI) zoned parcel
being added to the abutting parcel that is zoned NRU. As part of provisional approval, the applicant must apply for and obtain a
rezoning, which will create a consistent Agricultural/Rural zoning on the property to which the conveyance applies.
A KEY MAP illustrating the location of the subject lands is provided below.
ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the
proposed Amendment. If a person or public body that files an appeal of a decision of the Township of Oro-Medonte in respect of the
proposed Amendment does not make oral submission at the public meeting or make written submissions to the Township before the
proposed Amendment is adopted, the Ontario Municipal Board may dismiss all or part of the appeal.
If you wish to be notified of the decision of the Township of Oro-Medonte in respect to the proposed Zoning By-law Amendment, you
must make a written request to the address below.

Thank you for circulating Notice of the Public Meeting for the proposed Zoning By-law
Amendment for the above-noted property to this office. The amendment proposed will
rezone the subject lands from the Residential One (Rl) to the Agricultural/Rural (A1RU)
zone for a small portion of land, which was created by Consent Application 2006-B-02.
Elementary students residing in this area may attend East Oro Public School and
secondary students will be bussed to Orillia Park Street Collegiate.

Staff of the Lake Simcoe Region Conservation Authority (LSRCA) have completed our review
of the above-noted application. We note that this zoning amendment is being considered as a
condition of consent application 2006.B-02 which we would assume was dealt with prior to the
new regulation coming into effect. We have no objection to the proposed amendment. We offer
the following comments:
The applicant should be advised that these lands are currently located partially within the
regulation limits ofthis Authority. The regulation On this property consists of adjacent lands to
the provincially significant Carthew Bay Wetland. A permit may be required from the LSRCA
prior to the commencement of any future development, grading or construction on the regulated
portion of these lands. The applicant is requested to contact the LSRCA in this regard.
Please note that effective April 1, 2004, the Board of Directors of the Conservation Authority
adopted Staff Report 13-04-BOD which provided for the collection of fees for the review of
plaMing and engineering submissions to the Conservation Authority. In accordance with the fee
schedule attached to the staff report, a ProcessingiPreliminary Approvals Fee of $300.00 is
required to complete the review of the official plan and zoning amendments and associated
severance applications. By copy of this letter to the applicant we request that they submit this
fee to the LSRCA as soon as possible.
