A By-law to amend the zoning provisions which apply to lands within Concession
7, East Part of Lot 1, (Oro), 3224 Line 7 North, Township of Oro-Medonte
(Markus & Sonja Schneider / Willys Acres)
WHEREAS the Council of the Corporation of the Township of Oro-Medonte is
empowered to pass By-laws to regulate the use of land pursuant to Section 34 of the
Planning Act, R.S.O. 1990, c.P. 13;
AND WHEREAS Council deems it appropriate to amend the regulations for home
industry uses for the subject lands, in accordance with the Official Plan;
NOW THEREFORE the Council of the Corporation of the Township of Oro-Medonte
hereby enacts as follows:
Schedule 'A16' to Zoning By-law 97-95 as amended, is hereby further
amended by changing the zone symbol applying to the lands located in
Concession 7, East Part of Lot 1, in the former geographic Township of
Oro, now in the Township of Oro-Medonte, from Agricultural/Rural (A/RU)
Zone to the Agricultural/Rural Exception Holding (A/RU'171 (H)) Zone as
shown on Schedule `A' attached hereto and forming part of this By-law.
2. Section 7 -Exceptions of Zoning By-law 97-95 as amended is hereby
further amended by the addition of the following subsection:
"7.171 `171 -Concession 7, East Part Lot 1 (Oro)
A site-specific Home Industry which is restricted to the restoration and
sale of military jeeps, parts and accessories, shall be permitted on the
subject lands denoted by the symbol A/RU"`171 (H) on Schedule A16.
The Home Industry will also permit the repair of military jeeps only. No
outside storage related to the above noted Home Industry shall be
permitted on the subject lands. The firing of, or the simulation of firing
military weapons on the subject lands shall be expressly prohibited.
No construction of additional buildings for the Home Industry shall be
permitted.
A military jeep(s) is defined as a Universal Jeep produced from 1940 to
1985 up to an including Model CJ-8. "
This By-law shall come into effect upon the date of passage hereof,
subject to the provisions of the Planning Act, as amended.

APRIL 4 2007 AND PARTIAL ORDER OF THE BOARD
The subject property is located at the southwest corner of Horseshoe Valley
Road and Line 7 North in Coulson. The propery has an area of approximately 11.5
acres (4.6 hectares), however only approximately 2.0 acres are proposed for rezoning.
As a result of today's mediation, the parties are in general agreement on a
revised wording to amend Zoning By-law 2006-099. At the request of the parties, the
Board converts this information/mediation meeting into a hearing.
The parties agree that the site plan will be circulated to the appellants.
On consent of the parties, the Board directs the following:
1. The continuation of this hearing is scheduled for April 25, 2007 at 10:00
AM. The location is the Council Chambers, Township of Oro-Medonte
Administration Building, 148 Line 7 South, Oro Ontario LOL 2X0. One day
has been reserved on the Board's calendar.

APRIL 25 2007 AND ORDER OF THE BOARD
In DecisionlOrder 0974 issued on April 12, 2007 the Board converted the
infarmationf mediation meeting into a hearing. At that time, the Board did provide some
direction for the continuation of the hearing today.
Mr. Williams, counsel for the Township of Oro-Medonte, advised the Board today
that the parties have reached an agreement on a revised wording to amend Zoning By-
law 2006-099. He provided the Board with a draft order and on an amended Zoning By-
law 2006-099 (Exhibit 3). The parties reviewed the two documents and certain minor
changes were agreed to.
Mr. Bruce Hoppe, Director of Building and Planning Services in the Township of
Oro-Medonte, provided planning evidence in support of the amended By-law. He
referred to Report No. BP 2006-35 dated September 12, 2006 (Exhibit 2). The subject

THESE MATTERS having come on for a public hearing and the Board having issued a
Memorandum of Oral Decision and Partial Order No. 0974 on April 12, 2007 which directed a
continuation of the hearing, preparation and submission on consent of draft amendments to
Zoning By-law 2006-099 and a draft order;
AND THE BOARD having received and reviewed the draft amendments to By-law 2006-
099 and a draft order consented io by the parties and having heard and considered the
submissions and the evidence of the said parties;
THE BOARD ORDERS that the appeals to By-law 2006-099 of the Township of Oro-
Medonte be allowed in part by deleting section 2 and replacing it with the following:
