BE IT RESOLVED that:

"That the Committee hereby Grant application 2004-A-ll, subject to the following conditions:
1. That prior to issuance of a building permit, an Ontario Land Surveyor provide verification
to the Township of compliance with the Committee's decision by 1) pinning the footing and
2) verifying in writing prior to pouring of the foundation by way of survey/real property
report prepared by an Ontario Land Surveyor;
2. That the proposed dwelling and septic system be constructed in the development envelope
set out by the Nottawasaga Valley Conservation Authority, being 20 metres from the north-
east comer of the lot travelling westward, a depth of 76 metres, 49 metres from the south-
east comer of the lot travelling along the rear lot line westward and an area of 2,622 m2
(28,223 ft2);
3. That the setbacks be in conformity with the dimensions as set out in the application and
approved by Committee;
4. That the applicants obtain approval for a Part 8 Sewage Application from the Township of
Oro-Medonte Building Department;
5, That the appropriate building permit be obtained from the Township's Chief Building
Official only after the Committee's decision becomes final and binding, as provided for
within the Planning Act R.S,O. 1990, c.P. 13.; and,
6, That the applicant enter into a site plan agreement with the Township which would include
the preparation of a lot grading plan to address stormwater management matters and all
other technical matters required by the Township of Oro-Medonte and the Nottawasaga
Valley Conservation Authority.

1) That all development is subject to federal, provincial and municipal statutes,
regulations and by-laws.
2) That this approval does not confer upon you any right to occupy, develop or
flood lands owned by other persons or agencies.
3)
That appropriate erosion control methods are installed orior to construction and
maintained until all disturbed areas are stabilized, to ensure that sediments do
not enter any watercourse, wetland, lake, pond sensitive area or adjacent
property. When an erosion and sediment control plan appears to be
inadequate, the deficiencies must be addressed and additional measures or
practices implemented as needed.
That all filled or disturbed areas and exposed slopes shall, immediately
following construction, be stabilized to prevent erosion. It is the responsibility of
the owner and the owner's representative to implement, monitor and maintain
all erosion/sedimentation control structures and practices until vegetative cover
has been successfully established.

shall be at least 0.3 metres above the centreline elevation of County Road 23 at

the above conditions. Failure to due so may result in withdrawal of the approllal
and possible action in accordance with the Conservation Authorities Act.

Thank you for circulating the above-noted application to the County of Simcoe for review, Prior to site
plan approval, the County will require the applicant to satisfy the fallowing condition:
1, The Appllcant shall obtain an entrance permit from the County of Simcoe to permit a new
residential entrance to the subject property from Counly Road 23 (Vasey Road),
An entranCe permit is required to re-classify the existing field entrance to a residential entrance,
All costs associated with the entrance permit application process. including any entrance
construction materials and labour required, shall be the responsibilily of the applicant. Entrance
Permit Application forms can be obtained by contacting the County of Simcoe Customer Service
Call Centre at (705) 735-6901 or by pick-up at any of the Counly Garage locations,
The County of Simcoe Setback By-law No. 2840 requires that all structures and buildings be
located a minimum of 35 feet (10.67 metres) from the nearest limit of the Counly road allowance.
This by-law also applies to septic system and wellS.
The above information is intended to be comprehensive and all inclusive, however, over time
circumstances and requirements are subject to change. Additional information, research or study
